this is really a good building and project and can't wait for the park to be complete.  If KJ Consolidated Industries was looking for space I would lease a floor here even if I prefer 25+ floors and above.  and sweet smell of doughnuts and honey buns in the air makes it even better.  And walking distance to Superica and Sabor makes it even better.

Correct, the renderings do not show a screening but the Architect / Developer David Furman did mention some kind of possible screening during a meeting about the park. Due to it's location on S Tryon it would be a great spot for a "wonderwall" type artistic screening.

with the huge USAA lease this building goes from 0% preleased to 60% preleased.  This is great and hopefully nudge Beacon to start their first building down at LoSo station in front of the Novel Loso apartments.  This is a tenant that wanted to be open fast like Robinhood and that is probably a big reason they chose this building over the others in the area that are not as far as long like Spectrum's Vantage Southend tower 2 or Portman's Hawkins tower. 

Now we need to crank up the housing of all types apartments, townhomes, SF homes in town out of town all around town to house all these new people coming here for jobs.

Exactly.  According to the Bizjournal, they plan to move employees in by year's end.   My takeaway - actual, physical, brand new space is more marketable than media buzz and renderings.  Great news to see this speculative project absorbed like that.  Build it in Charlotte, they will come.  This announcement should be the nudge that various fence-sitters need to get going.  I also like that this lease validates the Square's focus on place-making with adjacency to a new park and to residences for some of their people.

Also in the article was mention that online plant market Fast Growing Trees is moving to this building (from Fort Mill) and the ground floor on the West Blvd side will be leased by Volofit fitness studio. How much retail square footage is in this building? Volofit is apparently taking 3,000 square feet.

153,000 with USAA taking 61% of it then the other 2 tenants 10,500 sq ft that means it is 68% leased!    Fast Growing Trees is interesting it seems to be an online marketplace for trees perfect for a city of trees like Charlotte.  And since I mowed down some hollies today (they should come back) I will keep this company in mind as I love trees even on my wooded lot.

New home of USAA's 750 person office and several other tenants.  and Charlotte's newest park which is having trees planted now.  This is a great project and again we need more parks even just this size in Southend.  

Plus the apartments topped out.  Live Work and Recreate all on one block. Not to mention dine.

I assume most of their plantings would be installed in the fall. This is a horrible time of year to install most species.
