I am fascinated by the volume of concrete used in so many buildings. Boggles my mind.
I wonder what the factors are for choosing steel like Ally, all concrete like the LU buildings and FNB or a hybrid like Lowe’s which changes to steel after the parking levels, or in othe buildings a concrete core with a steel frame around it?

Yes but when you have podium parking in a building it needs to be concrete on those levels like Lowes Tech tower.

True that. What about LU 1&2 and the JW Marriott? They are all concrete and not on top of parking podiums. Steel you have to fire proof and still pour concrete for the floors. The All concrete is labor intensive with the form work and rebar cages and the pours. So both methods are probably not far apart in cost. Makes me think there are several other factors In choosing one over the other.

If it's not now, it will be one day. There was a fascinating article in the New Yorker earlier this summer about...concrete--I kid you not. Basically--and I'm beotchizing a lot of the science in the article, full disclosure--to make concrete you have to use a specific type of sand that can only come from river beds. No other sand will do, because the gradual erosion of the running water on the sand (over millennia) makes it more or less spherical, and you can't get that specific shape from sand eroded anywhere else. Wind won't do it, and if any other mechanical means have been tried, they haven't succeeded. As you can all surmise, there aren't but so many river beds in the world, especially those large enough to supply large amounts of sand.

China apparently created an ecological disaster (in the Yellow River?) several years ago because they dredged all of the sand for long stretches of the river, for the country's concrete needs, and it became completely inundated with mud and inhospitable for marine life. Even the Chinese authorities recognized what they'd done and created a moratorium on dredging for sand in that particular river, and maybe even limits everywhere else on how much they can dredge.

Which means...China is now on the worldwide hunt for sand for concrete. Enjoy all-concrete structures while they last!

Yes, desert sand is to smooth for concrete it doesn’t bond well. I do remember during the 2000s at certain times contractors had a hard time getting rebar because China was buying and using a lot of it up in the construction of their 3 Gorges Dam. I’ve seen a couple of article’s like that New Yorker one. It would seem that concrete is finite. However, I think it’s more to do with persons, companies, or countries controlling access to the sand, not so much that it’s running out. A man made shortage in that sense more so than the planet literally having no more sand for concrete. Even if that is the case it does not seem that developers, architects, engineers, or builders are to concerned to me. So much Concrete high rise construction over the last 15 or so years all around the world. Not to mention house foundations, roads, bridges, sidewalks, tunnels, damns, bunkers, warehouses, parking decks and concrete fixtures, etc... it really boggles the mind the amount used. Concrete has been around a long, long time. I think it will still be for quite some time to come.

I am super impressed by the renderings of this building.  Most elegant building under construction in South End IMO.  Not only the interesting geometry of the building, and the abundance of outdoor terraces, but the facade design seems unique to Charlotte.  Like a contemporary twist on modernism.  Really like the copper color, too.

Having said that, I can't tell from looking at the renderings where the facade sample that KJHburg  posted would go.  I'm a bit nervous and wondering if there has been a V.E.'d re-design of the detailing in the facade.  (Thanks for posting that shot, though, KJHburg.)

BTW, hey everyone.   I'm a UNCC alum who's lived in St. Louis since 2007, and about to move to DC with wife in the Spring.  I've been perusing this website since about 2003.  Wonder if I'm the longest lurker in UP history.

the marketing brochure did this building always have those notches with balconies on various floors or is that a recent add?

Yes, I think any change such as this is at least partly for air movement, ventilation, escape to fresh air, exterior movement without leaving building. Square at West and S Tryon advertises they will install the most modern ventilation cleaning and antimicrobial features. (my scientific/engineering terms may be wrong but the point is they are appealing to tenants to feel safer.)

walk bys today and according to DPR guys I talked to this is the last floor of the parking levels so now the floors will be taller 15 or so feet as opposed to 10 feet.   This is popping up quick.  Plus some crane action.

I count 7-8 floors. They should be at or about the 8th floor office terrace. This is a significant footprint change for the office component, correct?

If the design stays with what's in the marketing brochure, then yeah it will be a major expansion of the footprint when the office (and retail) components start construction.  The whole "cutout" along the southeast quadrant of the building should fill in.  Also, that piece that juts out of the southern wall of the garage should extend out even further.  Those areas look to be where the lower terraces will be.  It's odd though because the renderings make it look like there will be more parking above the lowest terrace / retail levels.  

I look forward to watching this one really start to take shape with the retail / office portions of the building.  I think it will be a fun one to observe.
