Also - they said this photo represents the ultimate build-out.  What's actually built could be smaller although I personally would like to see the ultimate build-out constructed.  I think Hawkins and the area can handle it.

Interestingly, the rezoning petition has been updated to allow the max height to be 275' (up from 250').

I assume that's to allow flexibility, but maybe responding to tenant request???

Speaking of Portman I can't believe their One Charlotte tower is still on their website. 

Maybe someone should dust off this plan and built it at Legacy.  47 story tower 577 feet tall.  It is  great looking tower.  It was to built as condos at the site of the 615 Region Building today.  Maybe it could be built as apartments.  

Johno:  call Portman up and see if they would build this next to your huge parking deck at Legacy.

Speaking about what I know (office) this is the first deal this cycle in Charlotte that is a real head scratcher. No matter how you look at it just not an office location. However I think they are gaining a huge advantage by getting in the ground.

With the amount of upgrades both Portman and Edens are planning on either side of this section of the track, this will be the first place the Rail Trail really feels robust. From what I hear, station is being prioritized over the bandaid fix of a crossing.

The crossing was always going to be built to accommodate a future station, so if the station is now a priority then that would explain why it hasn't been built yet.

I really hope this gets built on this scale. I LOVE what it will do for that area. I was just down the street this weekend restaurant hopping at the design center- that area is really becoming a walkable/special area of Southend.

One thing Portman has going for it in the race to get started is that they have Chinese financial partners just like how they were able to start 615 South College on complete spec basis.  They have done a lot of work in China over the years.   http://portmanholdings.com/

and they also developed Sun Trust's 60 story tower in downtown Atlanta.

MetLife is protesting the height since they own the Ashton down the street and don't want shadows on their pool.  Seems like a weak argument to me and sets a bad precedent (the Ashton's shadow blocks Pike's patio from the sun after all...)

Do we know the architect?  It reminds me of Dimensional Place, which is Duda Paine, and hopefully we get something complimentary.

It is amazing to me that a huge office building is proposed on this site.  Today.  I sure hope Sycamore owns their building as the pressure to sell out if this tower gets built will be great for the owner.  If they own it then it will be great for them.  This tower will look MASSIVE from the Rail Trail.  And I do think it will overshadow the Aston's rooftop pool.    Portman site starts on the 3rd photo between it and the Ashton.

In part of my follow up about Sycamore I asked a guy with Sycamore tonight about if they owned their property on Hawkins.   The good news is they do because if someone else owned it and they just leased they would be under tremendous pressure if Portman builds a 15 story building or so next door.

Terry Shook (architect) attended the community meeting on the rezoning with the development team.  Don't know if he was acting as sort of a local connections consultants or their  architect, but it seemed a little weird for the previous owner to attend the rezoning meeting.

He could be a part owner of the venture if he contributed part of his land value. Common to do for tax planning purposes.

this rezoning was approved last night.  Now the interesting part will it be started without a tenant or do they have a tenant?
