Here is what is coming as a reminder.

Biz Journal reports this today:
""Construction crews are preparing to go vertical on Portman Holdings' 24-story apartment tower where Sycamore Brewing once stood.
Brittani Sanders, Portmans' vice president of development, said they obtained permits for the footing and foundation in late November and expect to have the full building permit early next year.
"We just got our foundation and frame permit that will allow us to top out the building," she said. "Cranes should be going up soon, so we'll really start to see some vertical movement in January or February."
Plans for 2161 Hawkins include 370 luxury residential units,18,700 square feet of ground-floor retail and restaurant space and an activated plaza and green space that will take shape between 2161 Hawkins and The Line, next door at 2151 Hawkins St. Amenities will include concierge service, a rooftop pool, coworking spaces, a game room, climbing wall, indoor and outdoor fitness centers and a fourth-floor sky bridge connection to The Line.""

The thing to watch going into 2023 is which apartment towers get started with actual construction next year.  I would expect some will some won't as planned.  But this one of course is a go and it is beautiful. 


Someone pointed out a while back that behind the building looked like a garage. Seems that rendering has changed as of late and doesn’t show what had looked to be a parking structure… I hope that is so! The line has plenty of extra parking I’m sure.

Interesting I thought SVB was leasing like 3 floors not just one part of one.  Or is just this Securities division and there is more?

Silicon Valley Bank looks like they are hiring at least 59 people here in Charlotte so maybe there is more space to come.

There are 2 crane bases at the Portman apartment tower site I noticed today.  Look at my first photo of the site and you will see a 2nd crane base planted.  Lot of activity today looked like they were pouring footers as the concrete mixers were 7 or 8 deep.

My friend took these on Friday (last day of full sunshine LOL)

He said he talked to a tenant in the one story building recently and they said the landowner will not be renewing their lease meaning this site in the foreground will be redeveloped too (more than likely into a high rise)   2nd photo where there is sushi bar at one end and some offices towards the other Railtrail end.

Well that makes me feel OLD! I worked on this adaptive re-use project during a summer internship with Andujar Construction in 2014.

I know someone who owns a business here and actually helped them to upfit their space about 8yrs ago.  I’m 99% sure each of the spaces in that building are individually owned, condo-style.  Maybe the person your friend talked to sub-leased from an individual owner that isn’t renewing their particular unit?

Interesting I will do some research on that. If they are office condos it makes it harder for sure.    Update:  they are office condos and there is 5 separate owners which is not a whole lot to put together.   We shall see.
