And this meshes with the neighborhood's architecture? It looks like a cookie-cutter apartment building from the early 2,000s.

In Midtown across from Overton Park, developer Vince Smith is changing plans again for the exterior of Poplar Art Lofts in response to criticism that the original plan did not mesh with the neighborhood’s architecture.

The five-story Poplar Art Lofts will house 111 apartments on the upper four floors. The ground floor will comprise 67 covered parking spaces, some commercial space, and small art displays to shield the parking garage from the Poplar Avenue sidewalk.

The two old buildings that once housed Memphis Academy of Art have been razed to make room for the new development.

The DMC staff recommends that the Design Review Board approve the project.

To get an idea of what the Memphis Zoo was like before its leadership embarked on a 1986 master plan, visit the aquarium building on the western end of the 80-acre property.

“I remember that aquarium when I was a kid growing up here and going through it,” said Jim Dean, the president and CEO of the Zoo. He returned to the city recently to become the leader of the Overton Park institution. “It hasn’t changed much.”

But plans are underway to change that in what will be the last stage of change beyond the 1986 master plan’s final piece –  the Zambezi River Hippo Camp habitat that opened in 2016.

“We’re developing a world-class habitat on that end of the zoo. We are still working on the design aspects of that,” Dean said on the WKNO Channel 10 program “Behind The Headlines.”

The 8.6-acre site would still generate $7.1 million in property taxes over the 15 years, which developers says is four times more than what the property now generates for local government.

The large apartments at the corner of Sam Cooper and East Parkway should be rising soon the foundations are being poured, (Overton Park Gateway)  Also the site has been cleared at the location of the apartments across from minglewood on Madison ave.

Marion Threatt of Olive Branch, doing business as Central Junction LLC, plans the $20 million development on a vacant 2.6 acres at the northeast corner of Hollywood and Milton. The project is called 2601 Central Avenue Apartments.

The rent will be $1,000 to $1,700 for the 106 one-bedroom and 21 two-bedroom units, the application states.

Twenty-six of the units will be rented to low- to moderate-income residents.

The site is a few blocks from Christian Brothers University and only a few miles west of the University of Memphis.

The building, designed by LRK Architects, will total 127,464 square feet and offer two main amenities for residents: A plaza and a fourth-floor gathering space.

To be fair there is nothing to activate with at that corner.  there is the blank building that houses who knows what across the street with a fence, and the children's museum to the west with a fence surrounding it.

This planned infill development is located a block west of Overton Square and right across from the dairy plant on Madison.

New apartments, retail proposed next to Overton Square

Taylor Caruthers, a tax consultant who has developed and accumulated a substantial amount of property near the Midtown entertainment district, proposes a three-story development comprising two buildings and 50 on-site parking spaces.

The 1-acre site is at 2035 Madison, between Diana on the east and South Morrison on the west. A van-rental business had operated on much of the property.

Two vacant buildings will be demolished for the $6.66 million, 22,400-square-foot construction project, according to a staff report of the Downtown Memphis Commission.

The site plan is an “atypical” shape, the report states. The primary building, with retail, would front Madison. The other building fronts South Morrison.

Here are the two townhouse projects on Jefferson North of Poplar/ South of Madison that were in the news for neighbors outcry.   I really like the way they turned out and hopefully see more infill like this.   Love the mix of the old with some new in Midtown.

And this is the site of the apartment complex under construction at Sam Cooper and East Parkway at the Overton Park entrance.  Hard to get a good photo while driving but this is going to be a pretty large project lining both sides of Sam Cooper from East Parkway to Hollywood.   This is the South side, which will completely cover the new homes in the background that were built in the last year or so.   Think they turned out really well also.

Looks great.  At least one more hotel would be good, but here's not a lot of places for another hotel.  The best spot is on Madison across from the Milk factory where the Affordable Van lot was would be a good spot.   However, it was announced recently that there will be new apartments with ground floor retail going there.  The empty lot back behind Chipotle on Union  is supposed to be 16-unit Overton Flats.

Was originally going to have 12 apartments with retail and keep the facade of the old building.  Now, will be completely demolished and only 7 apartments, still with retail.  Original design looked much better.
