Rendering from article. It's got an Art-Deco thing going on now. 

 

Most notable difference: "The Lake House design is almost identical to the plan that was submitted in 2017, except that the development team elevated the pool deck to the second floor, over the lobby and commercial space."

I liked the old courtyard design, but the mix of office/commercial in here on the ground floor is not a bad thing and will help to activate the place along with the restaurant, hopefully.

I really like this now that they added the cafe.  This + The Yard will add a mass of people to a thriving little sector of the city. It's foolish to think of these buildings as "out of place" in this part of the city - take a look at Florida Hospital (ahem, I mean Advent Health) campus master plan - they own a huge portion of the land around Ivanhoe and have plans to increase the massing dramatically - as they already have begun doing.

Very much so. I was surprised how quickly this started, but it's FinFrock and self-finance build, so makes sense.  At least it looks decent with the latest Art-Deco type flavor instead of that awful white box of pre-fab droppings they are proposing down on Orange Ave.

Ha!  Here's what really happened. The initial proposal presented to the MPB looked like the projects in Chicago from the '70s.  Really weak for that premium high visibility location, and an eyesore. The neighborhood fought the design because it sucked. The MPB agreed unanimously and denied the design. So, it went back for revision and was ultimately approved. As for the density objection from neighborhood residents, it had nothing to do with our aversion to growth.  We live in the urban core because we love it. Ivanhoe is already a vibrant neighborhood and has been for years.  The builder was applying for a density bonus that the city will grant if the project includes a "mixed-use" component; meaning additional amenities that could benefit the neighborhood, like restaurants other commercial offerings and not just having an apartment building.  And they were asking for a height variance on what was allowed per zoning in that location.  Neighborhood residents objected (smartly so) on granting the density bonus because the builder was trying to get by with the very least they could and was only offering to build a shared workspace which would have never been used by anyone but residents of the building.  We argued it wasn't true mixed-use, and the city agreed.  So the builder complied and the density bonus was granted.  As a result, the building now has street-level retail and restaurant space to activate, bringing an opportunity for true vibrancy in our neighborhood instead of just a lot more people.  As for the height variance, the city denied it.

That makes more sense, Michael.

I had posted what was reported in the Bungalower article quoting it. That read as though the local residents, including yourself, were opposed to the height itself, not the lack of mixed-use component. I am glad you all got the cafe and other mixed on the ground floor to keep the character of that corner. FinFrock has designed another crappy white box prefab for downtown on Orange that looks awful and has similar problems with GF.  

I think what you ended up with is pretty decent.

It may not look like much but since the previous pictures they've completely finished the parking garage. Just need to complete the front right corner and hook everything together.

The angled balconies remind me of The Jackson in South Eola. IMO, this would make a good condo conversion in the future: lake views and a quiet, walkable area.

It's a shame I4 Ultimate didn't include plans to complete the pedestrian path around the lake (similar to Lake Underhill). This city is so frustratingly shortsighted.

Are we talking about Lake Ivanhoe? If we are, the well-heeled neigbors haven’t wanted “those people” walking around their lake going back to the Frederick era.

Wish something like this was getting built near Lake Underhill. I live in apartments next to Lake Underhill and love the area but wish there was restaurants and retail within walking distance .I ride my bike to the Milk district all the time but a local watering hole to watch the Magic would be nice. I know it's not zoned for commercial or mixed use but zoning is an infringement on freedom and should be abolished anyway.
