New Year's Predictions - 2020

My 2020 predictions are here maybe one of moderators can change the title of the thread Predictions 2019 2020.

Here you go  and in no particular order. 

1.  New tallest for Charlotte.... Charlotte's Southend  that is.    Taller than anything proposed or underway right now. Over 400 feet tall!

2. BIG expansion by in market already  company announced first half of 2020

3. New Fortune 500 HQ will arrive in 2020 just like in the last 2 years with Honeywell and Truist

4.  New QB, new coach and better record for the Panthers for 2020 season

 5. Several more blockbuster concerts and events announced at the Bank

6.   RNC goes off with few problems

7.   Uptown tenant shuffle begins in earnest new names for several towers including a new US Bank Plaza but not new building.

8.  Capitol Towers 3 in Southpark area starts

9.   Construction starts in earnest on River District

10.   CLT gains new international destination and several new domestic destinations

11.  Peak brewery year and few close up shop

12.   Carolina Place mall redevelopment announced with new non retail uses added most of the mall stays intact but residential is added. 

13.  New midrise office tower announced uptown

14.   New high rise announced at Legacy a non office tower

15.  Sherwin Williams announces move to Charlotte IF they decide to move out of Cleveland area

16.   Crime especially murders goes down in Charlotte 

17.   Major project announced for North Tryon corridor 

18.  Main Library achieves its fundraising goal for its stunning design

19.  New upscale hotel chain announces first Charlotte location

20.   Boutique condo building started uptown as have popped up in Raleigh and parts of Charlotte like Myers Park. 

21.  Real estate residential market stays strong most of the year especially in infill and homes under 250K sell like hotcakes. Suburban counties continue to grow. 

22.  More relocations of people and smaller new office outposts from NYC area (Tristate area)

23.  NFL announces it is coming with its Draft party to Charlotte 

 

KJ buys a new laptop to replace the one I dropped after Christmas, has a café con leche in Puerto Rico, eats BBQ and Tex Mex in Texas, and visits NYC for the time in a decade!  Plus I will still be QuickTripping around town between my favorite restaurants and frequent visits to locally based Krispy Kreme doughnut shops. And I will master putting a story with video on Instagram.

Happy MMXX to all.  I'll add a handful. 

I'll assume the title will be adjusted to 2020; I'll try to avoid duplications of KHJ's and others' forecasts, except to build on them; some -- well, most --  of these predictions are are longer term than one year; and there's no particular order.

 

1.  Carowinds will be sold, as it becomes apparent that roller coasters are not the highest and best use of this land.  Speculation will swirl that Tepper is behind the purchase, and intends to build a new, retractable dome stadium for the Panthers, and for Final Four basketball tournaments, but this will not be the case.  Massive office/distribution/assembly center to be built out over two decades.

2.  "The" Convention Center Hotel (the long-awaited 1000-room one) will be announced for the Duke Energy data center which occupies the same block as the Convention Center.  Charlotte's first atrium hotel, 50+ stories.  First three floors will be convention/exhibit/meeting area tying in with the existing facilities.  Overstreet Mall connection across College Street.  A big-name luxury brand -- maybe a Conrad.

3a.  Serious discussion begins on the financing of a Blue Line extension to the south, across 485, to Pineville/Carolina Place, Ballantyne, and Blakeney ...

or

3b.  ... a Blue Line spur route from Tyvola to SouthPark, Olde Providence, Arbo, and Waverly...

but not both.  And, for 2020, just the beginning of discussions.  A line to the airport will be more of a priority. 

4.  Redevelopment of Cherry to be announced, with a ginormous financial commitment to those displaced (in contrast to the Brooklyn/Second Ward fiasco of the 1960s-70s).  Ironically, the long-planned Brooklyn redevelopment might contain the answer to those moved out of Cherry.  The new Cherry development will incorporate the new Wake Forest/Baptist Medical University, as well as medical office buildings.  Note that it is within easy walking distance from both Carolinas Medical Center and the Presbyterian Hospital complex; ultimately (a decade or two) a system of enclosed pedestrian bridges, like those internally connecting the existing medical complexes, could be built.

5.  Consideration of the idea of tearing down the Belk Freeway and replacing it with a surface-level boulevard will slowly advance.  It's going to happen, but not next year, and not next decade.  Meanwhile, improved road/bike/pedestrian/transit connections across the gap will enter serious planning stages.

6.  SouthPark:  Kenny will be killed.  Oh, wait, not the South Park TV show.  The retail/office/hotel/residential Edge City of SouthPark in Charlotte will continue to boom.  A new office tower or two, and the announcement of a luxury hotel tower on the SouthPark property -- possibly adjacent to, and connected to, Dillard's.  Plans will begin to be formulated for a pedestrian bridge system (not air-conditioned like Overstreet Mall, but possibly covered) to span Morrison, Sharon, Fairview, and Barclay Downs Roads.  Ultimately, some nearby neighborhoods  (possibly along Barclay Downs Road between Morrison and Runnymede) will get together and agree to sell their homes at 3x tax value to facilitate further dense development.  Something like this took place near Perimeter Mall in Atlanta a couple of decades ago.

7.  Tigers to win the NCAA Football Championship in New Orleans.

8.  The Charlotte Observer and the [Raleigh] News & Observer will formally merge, an acknowledgment of what is obvious, given the ownership of both by McClatchy, and their overlapping editorialists and columnists.  Will the combined N&O and Observer become popularly known as NOO, or ONO?  Both will cease their print operations within three years, attempting to survive as on-line only operations.  This, too, will fail within five years.

9.  A new hotel/conference center will be announced for Charlotte/Douglas Airport.  Not near the airport, but on the airport property, with covered, air-conditioned pedestrian access from the terminal.  It will have a rooftop bar (possibly revolving, if that's not deemed overly retro) with views of takeoffs and landings.

10.  Hottest suburban/exurban growth areas:  northern Lancaster County, SC (Indian Land area, which will incorporate with a more politically correct name); western Union County (Waxhaw, Marvin, Weddington, Wesley Chapel, though anti-growth sentiment may slow things a bit); and York County, SC (especially around Fort Mill).  Slower-than-expected growth:  the River District, which is still on the wrong side of town; its day will come, but it'll be slow for a few years.

1.  Panthers bring back Cam Newton for his last contract year. Personally would love to see a healthy Cam and McCaffrey duo again. 

2.  Agree, that we see a new highend hotel chain, not yet in the clt area. 

3.  Would like to see uptown's first non beverage, non service oriented retail spot. No hair/nail, no bank branch, no resturant/bar. Soft goods. 

4.  Charlotte 49ers Athletic master plan is released and facilities become top tier in the conference. Football stadium expansion starts in 2020 too.

Part b: make their second bowl appearance and lands the brand new myrtle beach bowl in 2020 and wins. 

5.  Hornets gain a lot of cap space next year and brings in an All star caliber player in free agency. 

5.  There will be 20 plus pages on why you hate/love charlottes new MLS team name and color scheme. 

6.  Avidxchange begins construction on second tower. *may go public too

Hopefully, Charlotte will have fewer homicides in 2020.  Sadly, 2019 ended up seeing the most in one year since 1993.  Given the population boom, the rate in 2019 is far less than in 1993. Still, each homicide victim is another loss of another individual.

Can you elaborate on this a bit? Cherry feels like it's already been redeveloped, both with the new single family houses as well as the new  public housing. There's still the public housing land at first and cherry as well as real estate owned by that Cherry Community Org, though.

I actually think we will finally see a shift in the North side of Uptown being developed. I think this area will even get a new attraction.

2. BIG expansion by in market already  company announced first half of 2020   well Vanguard was going to announce something big around the time  the state shut down COVID 

3. New Fortune 500 HQ will arrive in 2020 just like in the last 2 years with Honeywell and Truist   well not quite the whole HQ but the east coast HQ  Centene    I will count this one as correct 

4.  New QB, new coach and better record for the Panthers for 2020 season     2 out of 3 were true  mostly right 

 5. Several more blockbuster concerts and events announced at the Bank     announced but never happened COVID our live music business has been devastated across the country 

6.   RNC goes off with few problems   the 2 days they had the small event it was successful but of course bigger convention cancelled due to yes COVID 

7.   Uptown tenant shuffle begins in earnest new names for several towers including a new US Bank Plaza but not new building.   Not yet as work from home took root and uptown workers abandoned uptown temporarily.  

8.  Capitol Towers 3 in Southpark area starts   COVID and I will put this back on the list for 2021

9.   Construction starts in earnest on River District    site development work has begun and in the post pandemic world this will thrive just watch 

10.   CLT gains new international destination and several new domestic destinations  well worst market for commercial aviation since WW2  but our hub performing better than most just no international flights or very few yet.  But we did announce a Honolulu nonstop NICE 

11.  Peak brewery year and few close up shop   sad but true 

12.   Carolina Place mall redevelopment announced with new non retail uses added most of the mall stays intact but residential is added.    Covid upended retail but I will put on the list for 2021

13.  New midrise office tower announced uptown   not happening this past year but will put back on the list for 2021

14.   New high rise announced at Legacy a non office tower     not happening this past year but will put back on the list for 2021

15.  Sherwin Williams announces move to Charlotte IF they decide to move out of Cleveland area    I was correct never moved out of cleveland 

16.   Crime especially murders goes down in Charlotte     sadly wrong on this one and unless changes to the local court system I will reverse this for 2021 and say murders will increase again 

17.   Major project announced for North Tryon corridor    well wrong on this 

18.  Main Library achieves its fundraising goal for its stunning design   not sure about their goal but this is moving forward 

19.  New upscale hotel chain announces first Charlotte location   well with the travel industry in upheaval this will be on my 2022 list

Well what a crazy year and of course MOST of my predictions did not come true due to the black swan event Covid!

But i will review anyway.    My predictions for 2021 coming soon!

With the rollout of the vaccine this year, I would think stalled projects will pick up steam precipitously.  And if luxury hoteliers (uptown) are savvy they will get on it quickly- I think there is pent-up demand for leisure travel...hoping they are planning accordingly.

Got a late start this year but here you go and before you rip my 2021 predictions to shreds make some of your own.

1. Big 2000 job plus blockbuster economic development prospect to comes to Charlotte
2. Many midsized 50-200 job operations from NY NJ CT open offices in Charlotte.
3.  Transit referendum as proposed if put on the ballot in November 2021 will fail. 
4. Real estate residential finally slows down late in 2021.
5. CLT gets a new international destination and most flights restored by October 2021 4th Quarter 
6.  Uptown regains its office workers in the summer 
7. This year Charlotte gets serious about its homelessness crisis
8.  Violent crime stabilizes but no significant drop
9. No new high rise office announced in uptown this year but several in Southend get started.
9B. No new high rise apartment towers in uptown this year but several announced in Southend
10.  Big box warehouses increase in all directions from Charlotte mainly in surrounding counties.
10B. Panthers record not much better in 2021/2022 season. 

 

Personally I will get a new phone, travel more domestically and book a trip for 2022 to Singapore.
