It's looking good.  They were stuck on 10 or so floors or so for a while, and I thought they might have decided to downsize the hotel, but last time I went by, noted thy had added more floors.  

You have to remember the pandemic slowed things down for everyone, and resulted in fewer people working in construction at the time.

Now that things appear to be picking up again, we should hopefully see this being completed by next year.

Groundbreaking set for 84-acre mixed-use project in Olive Branch

Groundbreaking set for the Cascades, a huge mixed-use project in Olive Branch, near Hwy. 305/Cockrum Road and Hwy. 78. - Memphis Business Journal (bizjournals.com)

A groundbreaking has been set for Sept. 15 for the Cascades, the first mixed-use development in Olive Branch.

"It's a [nearly] 100-acre development of residential, retail, apartments, and assisted living," said Shawn Massey of the Shopping Center Group.

Massey said the project is similar to Silo Square in Southaven and the Lake District in Lakeland.

"We're in the very preliminary stages of closing on land, starting the dirt work, and getting that ready and working on selling lots and leasing space and building houses," he said.

The Cascades will be on 84 acres at the southeast quadrant of U.S. Hwy. 78 and Cockrum Road (Hwy. 305). It is near Cardinal Health and FedEx Ground and has access to a population of 32,000 within three miles, according to a brochure.

Renderings. . Olive Branch have one more mixed use in the works. Not as fancy but infill. The Bridges at Camp Creek. 

 

Soon will be Horn Lake's turn for a mixed use town center type of project.

"Grant’s proposing a $160 million mixed-use project called Union Depot and is seeking Bartlett’s first Tax Increment Financing for the project.

“It’s contingent on the getting a TIF (Tax Increment Financing) and getting a plan approved over the next two months,” he said.

Last Thursday, Bartlett’s Industrial Development Board approved the TIF application to move Union Depot forward, and the economic development study will be presented to board on Nov. 18.

“We’ve never had a TIF in Bartlett. This would be the first project here that uses that kind of financing,” Bartlett Chief Administration Officer Mark Brown said.

Union Depot, a reference to Bartlett’s original name, would include roughly 334 flats, 90 townhomes, and 160 single-family homes, along with 62 lofts above retail uses covering an additional 6 acres."

 

"The residences above retail would be a first for Bartlett under the new mixed-use ordinance that passed about two years ago, allowing a special-use permit for a project of this type."

West Memphis has some civic projects in the works over the next couple of years, so they're slowly but surely getting there in terms of developments. It'll take some time.

"The planned mixed-use development adjoining the Colonial Country Club in Cordova is moving forward, according to a statement released Tuesday, Jan. 25, by CCClub Holdings LLC. 

Spanning 170 acres, The Legacy at Colonial will include a residential neighborhood, a senior living campus, office space, retail space and a hotel.

Didn’t realize Olive Branch was popular for corporate jets. But yeah, I can see how it’d be easier not having to wait in line for a runway with FedEx and MEM traffic. I wonder if Millington airport gets many corporate jets too since their runway is even longer than Olive Branch.  I’ll have to decide between the two for when my new G8 comes in.

Could this be a Top Golf... its very similar the application includes a bar, event space, entertainment, large 150' tall post to support the golf nets.  I mean based off the site plan and the aerial from Nashville's top golf this has got to be one.  Located off Bill Morris Parkway and  Germantown rd southeast memphis.  Golf.thumb.jpg.fad15fbef0dcf5f66384df2d600fccf5.jpg

It definitely looks like a Topgolf is coming to that area (near TPC Southwind), and would confirm what was written by the Commercial Appeal yesterday (without specifically naming Topgolf):

That's what I was thinking, or a really big putt-putt (jk.)  But either Top Golf or one similar to it (Drive Shack/Flying Tee).  

I recently had a Facebook advertisement that would frequently pop up regarding being an investor or franchisee for one.  I think it might have been Flying Tee.  It said that they were planning on expanding nation wide.  However, I don't see evidence online that this campaign was successful and expansion is underway.  So, most likely, Top Golf.

Typically I'd want something like this closer to the core, but I find the netting poles to be rather unsightly for an urban setting. So this seems like a decent location.

Yeah, I think that would be a better spot as well. But the poles might be too much competition for Bellevue's three crosses...

More evidence emerged Monday that Topgolf appears headed to Memphis just south of Germantown with new public documents linking the city to the entertainment venue.

A permit pending with the Tennessee Department of Environment and Conservation shows Franklin Land Associates filed an application for Topgolf Memphis on Callis-Cutoff Road just outside of Germantown, north east of Germantown Road and Winchester Road.

The application is dated earlier this month.

The permit application is further proof the golf and entertainment facility is headed to Memphis. The site for the golf and entertainment is about 20 acres and is part of a larger 149-acre mixed-use development.

A major mixed-use development in Germantown could see construction begin this summer on an upscale multifamily phase.

A construction permit was filed on April 20 for The Registry at Thornwood, which is the seventh phase of the Thornwood mixed-use development. Spence Ray, developer of the 17-acre Thornwood project and VP of McNeill Commercial Real Estate, told MBJ that the goal is to begin construction on the 129,500-square-foot apartment development in July 2022, with an estimated completion date in August 2023.

As soon as plan reviews come back from Memphis-Shelby County Code Enforcement, Ray said contracting bids will go out for the project; it typically takes about five weeks to settle on a contractor. The entire cost of the project won’t be determined until contracting bids come in.

“It’s going to be the most expensive residential building built in Memphis per square foot,” Ray said.

Ray said the project — which was approved by the Germantown Board of Mayor and Alderman in September 2021 — will be a five-story, high-end apartment building with 54 units. A leasing office will be located at 8000 Neshoba Road. Memphis-based Fleming Architects is the architect for the project, which will feature brick and limestone on its exterior. 

The average size of the units will be about 1,700 square feet. However, Ray noted some of the apartments will be close to 3,000 square feet. Rent for the apartments will range from $2,300 to $6,500 per month.

Plans for The Registry at Thornwood include about 2,000 square feet of retail space on the ground floor for a commercial tenant. The Registry will have underground parking; a rooftop pool; a lounge area; indoor and outdoor dog parks; a conference room; a fitness center; and a community room with a kitchen.

This first stage of Carrefour, called Phase 1A in the application, is a small, two-story building totaling 10,600 square feet. The first story will feature 6,300 square feet of tenant space, and the second floor will have 4,300 square feet of tenant space, with an outdoor patio.

Wow that is an incredible looking development... any one of those buildings alone would be an impressive addition.  The greenhouse reminds me of the Crystal Palace built in London in the 1850's.  And that statue?  My God, if done the right way, it could become absolutely iconic.  Actually, according to this list on Wikipedia https://en.wikipedia.org/wiki/List_of_tallest_Hindu_statues, it would be the tallest Hindu statue in the world outside of Southeast Asia, which is incredibly impressive!
