Of all the under-utilized blocks in Durham, this will definitely make the biggest impact once redeveloped.  Not only will it drastically upgrade the pedestrian experience, it will better connect city

Come on Austin Lawrence Partners!  This block has so much potential, but it needs something better than what occupies it currently.

me thinks if you label something CREATIVE, ARTISTIC, EDGY, in big helvetica  Futura letters, its anything but any of that.

Yea, I kinda took that with a grain of salt.  Considering how well the design for City Center turned out  - I would expect whatever they design here to be  along those lines of quality.

Yeah 100%. If you aren't sure people see something the way you want them to, you blurt it out awkwardly and emphatically.

I actually got married across the street from this (in the Arts Council building). I would be a little surprised if they go with the original building because I think the demand for office space is a lot stronger than when they started.  My understanding is that the next phase for the Innovation District is a multi-story lab building located immediately north of this parcel, next to the PNC branch. The height of that might influence how tall they go here.

What's the potential schedule for this redevelopment?

It seemed like that out-of-state group had their plans all set before Covid.  I guess it's just on hold for now.

The silence on this project has been pretty frustrating considering how key that location is to activating a big piece of downtown. The January 2019 N&O article indicated that it was set to move forward but has been crickets since. Obviously COVID is changing many plans but other developers are pushing forward with huge projects a stone’s throw from this site (ATC2, Venable Center, etc). For now we are still stuck with an ugly, nearly vacant office building on a site that couldn’t be more desirable.

Looking back over the City Center Tower thread, there were a lot of stops and starts with that project.  The developer of that (Austin Lawrence Partners) owns this parcel, so maybe they are facing similar setbacks.  I'm fine waiting another year or two if it means we get something massively transformational like City Center.
