Patience here I would say. The sewer main is still needing to be complete and then there will be some significant underground upgrades that these structures will depend on. The Water/Sewer for the landport was pulled earlier this year with Civil Engineering team working on the landport demo and rebuild. Expect the Landport to be similar to the NY Pinnacle/Amazon 3 garage where the garage podium is built first to then spur other structures within the overall development.

There is a little movement permit wise on the first tower. It has to be resubmitted because it was containing the first two towers instead of one. That has not happened yet. This has been in the last couple of months.

I know the civils that have been working on the garage for several years at this point. They filed some things with Metro awhile back, so this is probably the beginnings of that.

Big news: Zach Liff is looking to sell the entire 15.92 acre site on which Cummins Station, the proposed Station District Towers, Cannery Row, etc. reside.

Numerous groups have already expressed interest in buying the entire property. The value range the firm is hearing from potential buyers is anywhere from $700 million to $1 billion, according to Michael Fay, principal at Avison Young.

“What we're focusing on is the entire sale of the property. The ownership would entertain different ideas. [Zach Liff] has been approached by numerous groups over the years to sell off a portion of it or sell the entire deal. Now, the time has come,” Fay said.

The Nashville-based real estate firm spent over 20 years assembling the downtown parcels which include three iconic and historic buildings — Cummins Station, a 410,000-square-foot retail and dining hub; the Baggage Building, a 60,000-square-foot office and retail building; and event and performance space Cannery Hall. The assemblage also includes 12.43 acres of developable land.

This is the first time the entire property has been available for sale.

“The Station District offers an investor-developer a blank canvas to build multiple high-rise towers of unlimited height and control an entirely new neighborhood in the fastest-growing city in the heart of the U.S.,” Fay said in a release. “The opportunity is unprecedented, considering the location, size, and zoning, which permits 30 stories as-of-right and no limit on bonus height. So, literally, the sky is the limit.”

Since marketing began on the Station District, the majority of interest has come from national and international groups.

“Current ownership is very flexible, opportunistic, and motivated to see the full potential of this prime location come to fruition,” James Hanson, principal at Avison Young, said in a release. “In addition to the limitless development possibilities in an in-demand, high-growth city, the Station District’s fully-renovated cornerstone buildings have in-place cash flow with substantial upside potential as the market’s office and retail rents continue to rise upwards of $50 and $60 per square foot, respectively.”

The massive downtown development site will be marketed for the next 60 to 90 days before a call for offers is taken.

This is very good news IMO. I had ZERO confidence in Zach Liff's ability to pull off anything remotely corresponding to what's been envisioned for those parcels.

Is the highlighted statement true?  If it is, this area could offer the next plausible opportunity for a developer to build in the 50+ story range easily.

And by advertising it as “unlimited height “ do they really mean that? Or is it “Unlimited Nashville Height “ of 750 feet? Either way it’s good news, and one would think if national and international groups are showing interest, and paying premium price , then maybe something would come out of it in a big way to get a good ROI .

All the properties are within the SoBro Subdistrict of the DTC. The vast majority of the parcels are within the SoBro Subdistrict General . Some of the parcels do front 8th Ave which would have some height limitations, but could be overcome via an Overall Height Modification (OHM).

Bonus Height does allow for unlimited height, with the exception of 8th Ave frontage. The 8th Ave frontage Bonus Height goes up to 11 stories, but again could be worked with an OHM.

Anytime "unlimited height" is used in Nashville, it is regarding unlimited up to the FAA ceiling. I am 90% sure the FAA map covers all of Downtown, but someone with a better understanding of the FAA maps could clarify. Especially with the recently updated maps that were just revised.

Yep, that’s my understanding of it also. With that said, we know thanks to Paul C with his great investigative skills that the FAA ceiling isn’t written in stone. It’s a guideline that can be evaluated on a case by case basis, such as Tony G getting approval for the 1050 foot version of Signature Tower. ( which by the way , would look wonderful built on the site right behind Cummins Station) and even a few in the 600-750 range would be a very welcome addition to the skyline. I know it’s very early on in this whole process, but we need something to get our excitement back up.

Did Tony actually have approvals to go beyond the FAA ceiling? The next step for that, did he have an insurance provider willing to insure the building if/when he went past the FAA ceiling?

I’m thinking he had everything in place, they were just about to start construction ( within weeks ) when the ceiling collapsed in 2008 . Fencing was in place and equipment on site.

I was always under the assumption that you can build as tall as you want, if codes allowed it. The problem would then be the insurance on the building, if it’s not approved by the FAA your insurance is outrageous. I could be very wrong.

I don’t recall a general impression that Tony had nearly enough presales to think about breaking ground on Siggy. (Certainly not the 1000 foot version.)

I suppose someone could go back through the ancient historic posts on UP Nashville to search for evidence. (My eyes wouldn’t hold up to that kind of computer or iPhone strain.)
