Music Row Apartments, 1001 16th Ave. South (6 & 7 stories, unknown amount of units, ground level retail)

A hotel of unknown size and height is being planned for 1001 16th Ave. South (SE corner of 16th Ave. South and Grand Ave.) that is currently a nondescript 1 story brick structure owned by Belmont Church.  Developer Mark McDonald, known for retail projects like Century Farms in Antioch, has the land, as well as a small parking lot across the street to the north (NW corner of 16th Ave. and Grand, known as 67 Music Square East) under contract with the church.

He is teaming with an unnamed international developer.  McDonald is asking Metro's Board of Zoning Appeals to modify rules regarding how far structures and underground parking must be set back from the street. But he is pursuing the project no matter how they rule. With the variances he is hoping for, he could design something larger.  Once those decisions are made, he will share renderings and many more details.

Speedwagon Enterprises has joined up with Mark McDonald to buy the lot at 1001 16th Ave. South from Belmont Church for $5.1 million.  The church had purchased the property in 1979 for $150,000.  No further word on the hotel plans as of yet...but that should start to roll out soon.

Just curious what the building was built for, apparently pre/early post-WW2. I'd guess a grocery "supermarket". I'm always intrigued how cities grew. If that was built as a grocery some 80 years ago, makes me wonder when that area began transition from residential to commercial. Weren't there already studios in many houses by the end of the 1950s?

The studio s were just starting to show up in the late 50s.  Music Row was a fairly tiny area at that point.  The 60s were when things started to take off.  The late 80s to mid 90s was when it reached its apex.

Nof 100% sure but I think the sale included the small gravel lot on the other side of Grand too.

A bit more info on the land sale and plans for the hotel:

- Dallas-based Humphreys & Partners Architects will make the the final design and scope of their potential project.

- The hotel will have street-level retail and restaurant space. 

- The height variances that had been sought earlier this year have been pulled back, their goal i now is to work within the current zoning, A building on the property could be as high as 75 feet, but they expect to be well under that limit.

- Their original intention to also buy the additional small parking lot across the street at 67 Music Square East has been let go.

Staging area for the Emory project a block away is my guess. I will know once I start looking at the permits for constriction trailers. I know it is  not the 16th & Grand project because NOTHING has been submitted to Metro as far as design documents and that has to happen first.

This project is now changing over from a hotel to a 6 & 7 story apartment building (no word on how many units) to be called Music Row that will feature ground level retail, and will now be undertaken by Speedwagon Capital Partners, who apparently bought-out their one-time partner on this project, M Cubed, in mid-2019 for $5.1 million.   Humphreys & Partners out of Dallas will be the architects.  Barge Design will be in charge of land planning and engineering.
