209 22nd Ave. North Giarratana Residential Project (unknown size)

David Byerly's 22 Developments LLC, who purchased the two lots at 209 and 217 22nd Ave.  North near Elliston Place 10 months ago for $5.4 million, now appears to be moving forward with a plan for a hotel/restaurant on the 1+ acre site. Currently there is a 1-story modernist office building and surface lot on the two parcels.

He will request from the Metro Board of Zoning Appeals variances related to step-back and parking requirements. A BZA hearing date is slated for Thursday, Feb. 7. Smith Gee Studio will be handling land-planning.

Byerly also owns the AME site on the Music City Roundabout and has plans for a hotel there as well.

No renderings, brand, or other specifics yet on either project.

Funny... I used to get my allergy shots at that building when I was at Vandy. 

Anyone know how high they can build there?

Not really sure, but I will guess around 8 and probably ask for a variance.

Will be 7 stories, 168 rooms, and feature a 10,000 sq. ft. restaurant.  Developer Byerly is requesting just 70 parking spaces, arguing that with ride-sharing the required 1 space per room is no longer necessary. No word on the brand yet.  More info, including renderings, forthcoming. More coming after Feb. 7th zoning meeting.

I would argue that with the ride-share in that area specifically, one could argue for no parking. There are plenty of pay lots around that the hotel could set up agreements to park those who do drive there themselves

Love to see the Elliston Place neighborhood filling in with URBAN development rather than stuff like that Logan's Roadhouse down the street.  I just hope the old strip can survive long term... its slightly grimey quality is what makes that hood what it is!

Semi-random sidenote... am I the only one who wishes they'd do something inventive with that little triangle of grass?  It isn't much to work with but seems like a great place for a sign or art piece or fountain or something.

We have no parking requirements in the CBD. At this point that should really be extended to include Midtown.  There is no point in forcing people to build more parking than they need.

I still don’t understand the thinking that everyone will just use ride share. I have never used it and don’t ever plan on using it. I sorry but I love my car and love to drive and don’t trust anyone else’s driving.  I of course would never use valet either.

Typically I see the argument for ride share when there are other highly efficient systems in place. Nashville is not there (obviously), but will eventually get there. So it does beg the question, what happens when inevitable occurs and you end up at a place that does not provide parking in a structure on site or something other than valet?

You won’t find me at any of those place’s. I’ll pay what I need to pay and stay somewhere that offers parking. I always check when I’m traveling to make sure the hotels have self parking.

This "project" has been dormant for over 4 years.  Perhaps another developer is doing some prep work for a potential purchase from Byerly.

Nashville development company Giarratana is planning to purchase in February a property located one block north of Elliston Place and reinvent it with an apartment building.

The effort comes as the company — perhaps best known for its development of sites with high-rises — continues work on Rock Block Flats at 2115 Elliston Place.

Giarratana founder Tony Giarratana said the purchase of what had been a two-parcel site and now with an address of 209 22nd Ave. N., will allow the company to undertake “a continuation of our development in the neighborhood.”

“To allow for design, engineering and entitlements, we would expect construction to commence 12 months from closing,” he emailed the Post.

Giarratana declined to disclose details about the planned apartment building and a price the company will pay for the 0.88-acre property.

The original 209 22nd Ave. N. parcel is home to a small modernist office building (pictured) that will need to be demolished to accommodate the future Giarratana project. The remainder of the site is used for surface parking.

As the Post reported in February 2019, the original ownership entity considered developing the site with a building that, according to a Metro document at the time, would have included a seven-story hotel and a restaurant.

Say what?!?!?  

Dude needs to get 1010  Church and 800 Lea at the Roundabout out of the ground first! What's going on here? Aren't "we" in a recession?  I'm counting a dozen "imminent" projects! So will Nashville in the '20s be the Dallas in the '70s?  Of course, that's a "tongue in cheek" comment.
