Here's a new project tall enough to get its own thread.  The site plan was released today on a city website.  It's in area that doesn't have too many tall buildings, so it will stand out at 27-stories and 319'.

It's nothing special, but it is much better than the current situation.  It is also just across that alley from a proposed 18-story Hilton Garden Inn.  From Streetview:

The Hilton Garden Inn located next to this project got site plan approval today and appears ready to break ground in July.  This project goes to the Design Commission on Monday for their density bonus and FAR increase.

We have a couple street level renderings from the Design Commission presentation.  It has ground floor retail like all downtown high-rises, but this one also has an art gallery.  This project along with a few others will help connect the Downtown and West Campus skylines.

Wait, the design commission actually rejects projects? How have so many other bland buildings been approved??

Ha.  Not too often, but they rejected the only two big projects they had this month - this one and the Masonic Lodge tower on top project.

EDIT:  It was the Historic Landmark Commission that rejected the Mason project.  They tend to reject projects much more often than the Design Commission.

This one is back on the agenda for Monday's Design Commission meeting.  They failed to get their needed FAR increase at the June meeting.  So they tweaked the design - especially at street level - in an attempt to get approval for the increased FAR.  These are new renderings:

This project is close to breaking ground, and it has a new name and a website marketing the condos.  This project is somewhat forgettable architecturally and in height.  BUT it is in the far NW corner of downtown that doesn't have much density or height compared to downtown proper and West Campus.  But it is significant in that it will help bridge the skyline gap between downtown and West Campus.
