Project Slugger office building in downtown Greensboro

Construction will soon begin on Project Slugger in downtown Greensboro. It was downsized from 9 stories to 6 stories because of delays with the parking deck. This combined with Hyatt Place/Carroll at Bellemeade will create some nice density around the ballpark. The city is building a parking deck across the street and developer Roy Carroll will build additional mixed-use development which will go around the deck. (office, retail, residential and another hotel)

Still a great looking building and the first new class A office tower in downtown Greensboro in years and years.

There is a slight change in the design from the 9 story version but I like the modified design better even if its 3 stories shorter.

I'm also glad the building will have ground level retail and a bar/cafe.

Looks lank Landmark Builders are gearing up for construction on Project Slugger office building across the street from Hyatt Place/Carroll at Bellmeade and overlooking First National Bank Field. Part of the ballpark plaza and children's playground is fenced off with Landmark Builders fencing.

This also means the future 8 story parking deck across the street on the south will be under construction soon. In less than a month well see Roy Carroll's development plans around the deck.

Its on Bellemeade but don't know the address. But oh yeah density and height is forming around the ballpark.

Will the new parking deck also be on Bellemeade between Eugene and Commerce?  Also, is Carroll expected to begin the retail/office project that will surround the deck as soon as the deck is ready or does he plan to wait for an office tenant to prelease the space?

The deck will be in the lot below the ballpark in the aerial but it will not be fronting the streets. The office/hotel tower will be built along Bellemeade at the corner of Eugene between the stadium and the parking deck. Retail will front Eugene Street. So the deck will be hidden from the streets. No word exactly where residential is going and we'll have to find out if Roy Carroll does indeed build a convention center on site. If he does it would likely be built at the corner of Eugene and West Friendly Ave. We should find out about Carroll's timetable when he announces the project May 1st. But the whole project will take up almost an entire city block.  A building below the lot will have to be demolished

Hopefully it won't take as long as it did to build Carroll at Bellemeade. But my guess is that we'd have to wait 6 months to a year before the county vacates the building before it is torn down for Carroll's development. Completion date depends on when he starts construction. But expect it to take at least 2 years considering the size and scope of his project particularly if he decides to build a convention center on site. If Carroll gets the ball rolling soon, I'd say 2021 or 2022 when its complete. But this is speculation at this point. With Carroll's development, we'll see at least two new highrises downtown. The other being the Westin hotel.

Groundbreaking will be held today for the 9 story office building known as Project Slugger according to the Triad Business Journal.  It will be 9 stories too.  2 office tenants announced law firm of Tuggles Dungins and First National Bank.  Total sq footage 111,000 sq ft.

Great news. Finally under construction!

First National Bank will locate its regional headquarters in the building.

Now that AAA baseball cities won't be able to host the ACC Baseball tournaments, Greensboro may become more of a permanent home. Greensboro has hosted the tournament off and on but Durham has been more of a permanent home. No more. With all the development and hotels going around the ballpark and the fact that ACC is in Greensboro, expect that tournament to come to the Gate City. I must say an amazing transformation is taking place around First National Bank Field.

Project Slugger is going to stand pretty tall over First National Bank Field. Here is a comparison of 301 N Elm Street tower in downtown Greensboro and Project Slugger. The top of Project Slugger will be as tall as the top window on 301 North Elm. The floor spacing in both buildings looks to be the same. But both buildings are about the same height. Its not a 20 story office tower but it will be impressive in height overlooking the ball field.

Just wait until Carroll's 20 story office tower and 9 story Aloft goes up across the street combined with Carroll at Bellemeade. It's going to get tall and dense around the ballpark pretty quick.

Grading is taking place for Project Slugger. This will be one of the most developed intersections (Bellemeade and Eugene Streets) downtown. Hyatt Place on the north east, Project Slugger on the northwest and Carroll's 20 story office tower on the southwest corner. Now we need some one to develop the southeast corner.
