NEUHOFF PLANT DEVELOPMENT, 14 stories, 6-7 stories, 650,000 sq. ft. office, 175,000 sq. ft. retail, 550 apts, 50 hotel rooms, 2,000 car internal garage, $500+ million

There is a public meeting tonight at the 5th and Taylor Warehouse in Germantown @ 6:30 PM. I may try and go. They are supposed to unveil the planed for the project.

I am throwing this out for anyone that wants to go.

This is going to be one substantial project.  Smeagolsfree, FrankNash, and I were at the community meeting at the Nuehoff Plant this evening where Jim Irwin of New City and Hunter Gee of Smith Gee Studio presented diagrams, renderings, and a basic overview of the 9.2 acre project.  They requested that no images be released just yet, but promised to get some to us within a few weeks.

Here are the basics of these initial plans (which still need to be approved by Metro Zoning, Planning, etc.):

- They plan on retaining as much as is physically possible of the existing packing plant and surrounding buildings as part of their plan.  In a few cases, if the primary structure is faulty, they will try to at least retain a wall. Their guess is at least 70% will be saved and refurbished. The 3 story holding shed north of where the Nashville Jazz Workshop is will not be saved (quite damaged and incapable of holding any weight). Nor will the low level, non-historical one story warehouses in the NW quadrant that New City just purchased to round out the property.

- There will be an additional 13 to 15 story glass/steel structure housing primarily office space along the northern edge of the property (on the southern side of Taylor St). It will look quite unique within Nashville architecture, featuring several stair-stepped sections and a two-story "bridge" above Adams Street between two 10-12 story sections.  

-  There will also be a 6-7 story new portion in the SW quadrant  that will primarily be an apartment block featuring around 500 apts. No condos.

- There will be approximately 2,000 capacity garage that will be partially below grade in a "C" shape from along the western edge (Cumberland River Greenway), and on the north (Taylor St. entrance) and south (Monroe St. entrance).  In all cases, even where the garage is above ground, it will be fronted by street level retail/restaurant activation.

-  Between the old packing plant, and the new structures along the northern edge, they are anticipating about 650,000 sq. ft. of office space.

- There will most likely be 5-7 different restaurants (all local--they do not wish any chains to be present), as well as some sort of Food Hall. About 60,000 sq. ft. in all.  Another 70,000 sq. ft. is being set aside (mostly at street level, but some on upper floors) for retail.  

- They are hoping things can be worked out for the Nashville Jazz Workshop to remain, and perhaps even have a jazz club on the premises.

- A boutique hotel (probably no more than 50 rooms) may be part of the plan.

- None of the new construction will be stick-frame.  All will be concrete and steel bones.  Quite a bit of brick. All will be first class, with an eye towards honoring the primarily brick stylings of the plant. 

- There will be a grand, "Spanish Steps" type wide stairway with small plateau levels leading from the  Greenway on the west up the hill through the central portion of the development.  This walkway will basically continue through the center all the way through the existing gap between sections of the old plant and thru to the riverside, where there will then be another stairway leading down to the water line.

- They want to develop some of the existing barges at river's edge into an entertainment zone of sorts that might include some small attractions, perhaps  a bar/eatery, maybe even a swimming pool "in the river."  Might also serve as a water taxi port.  

- Adams Street (running north/south through the middle of the complex) will be tree lined, and will have limited vehicular traffic.  Primarily a pedestrian corridor with many shops/eateries on street level.

- A new traffic study (which they just received a few hours before the meeting) suggests that Monroe Street and Taylor Street both be widened to help with the additional vehicular flow. Probably will also be traffic lights at those streets where they intersect with 2nd Ave. This will be necessary because of the substantial Germantown Union development that will be underway soon just to the west.  All of the streets will be tree-lined. 

- General plans have been tossed-about by the city and River North (directly across the Cumberland) for a pedestrian bridge across the river.  The planned terminus on the western bank would be where Taylor Street dead-ends into the river.  New City will definitely develop lots of pedestrian attractions and eateries at that point as well.

- It appears that about 1/3 of all the rooftops in the project will be developed for viewing and various attractions.

- Everything will be designed with LEED certification.

- The hope is to start "clean-up" of the existing plant in the very near future to determine exactly what can be salvaged/repurposed, and what may have to be condemned. 

- Once those determinations have been made, then final design elements will be done and everything will be presented theMetro Planning, zoning changes requested, etc.

- The project is fully funded by J.P. Morgan, and roll-out could get underway quite quickly once all approvals are in place.

- Due to the nature of rehabbing so much of the plant (this is perhaps up to half a million square feet), it will probably take 3 to 4 years to complete Phase I (the plant, some other existing buildings, the 6-7 story apartment structure, parking garages, etc. 

- Phase II would be the 13-15 story glass/steel office structures on the northern edge facing Taylor Street, and could be started within a year of Phase I being completed.

- Jim Irwin of New City and Hunter Gee of Smith Gee Studios said they would be very interested in coming to share all of the plans at one of our Urban Planet Meet-Ups sometime down the road once all the plans have been finalized.  

- As stated earlier, we should have some of the renderings made available to us sometime later this month that will be posted on this thread, along with any further details that will come with future press releases.  Of course, all of this is subject to some changes along the way, but they feel pretty confident that the majority of their vision will come to pass.

It's a really cool place.  As I've mentioned before, I did a day-long photo shoot there with a band I managed about 10 years ago...and the whole place has that really cool "grunge" that every city needs.  Kinda reminiscent of Marathon...but way more grungy and edgy.  Could turn out to be a great addition to that area.

This is going to be a very cool project. Also discussed last night was the pedestrian bridge that is proposed from the east bank to the west bank, so that is still in play. It would land just north of the Neuhoff development at the end of Taylor. They are not directly involved in this but they will capitalize off of it incorporating various pedestrian walkways through the property connecting them to the greenway via the "Spanish Steps" and also enhancing the greenway and activating it.

I'm especially excited about another pedestrian bridge across the Cumberland.  That has tremendous possibilities for the future of downtown.

I think they wanted to have high quality as opposed to us just snapping pics of what they had on easels.  Also, they wanted to send us some more specs, etc in an official press release.

The pedestrian bridge was proposed by the folks doing the River North project so I guess it is still in play and that is why they brought it up. My head hurts from all that is happening in Nashville right now. Besides with all that is proposed on the West Bank and the East bank with River North, it makes it that much more unlikely that the North Trinity project will get started in my lifetime and for those of you in your fifties may not be in your life time either.

Lots will have to happen in Nashville for all this stuff to get underway and built out in the next twenty years just in River North. That is a long term investment.

Even the Neuhoff project will be probably a five year buildout and with six hundred thousand square feet in office space to fill, it will take steam out of other announced projects elsewhere.

Dont get me wrong, as I am not being a naysayer to everything,  just the Trinity North project as that area has tremendous hurdles to overcome before projects like Neuhoff. Serious investors with serious money.

What a phenomenal looking development!  It appears to offer a little bit of everything!

More renderings and some additional details beyond what was shared in my March 11th post:

- Total cost will be north of $500 million.

- S9 Architecture and Engineering is also involved with the design.

- The purchase of all of the property will be in the 4th quarter of this year.

- Phase I of work will be infrastructure, underground garages, and preserving the historical structures.

- It will take about 2 years to build out 50-66% of what is depicted in the renderings.  The sequence is still being determined.

This location has always been one of my favorites, especially way back ~2006(?) when the first proposal for reuse was planned.  If this was pulled off back then it would have been one of the earlier game changers like the Gulch and RMH.  Glad to see it back on the table.  It feels like 2006 again with this and WES rising from the ashes like a phoenix.

Love the layout with the dock to the river!  Gives me a "wharf" vibe!

New City has been in discussions with them to figure out a way for them to have a presence.  Even talk of a jazz club being part of the plan.

I actually worked in the Neuhoff plant back in 1966.  Nasty. Nasty. Nasty.  I quit when I noticed many fellow meat packers were missing one or more fingers.  No place for an aspiring young architect.
