AJ Capital has landed a $24.86 million permit to start construction of the office space component of the NashvilleWarehouse project.  They also announce that DPR Construction witll be the primary contractor.

Perhaps they will have two different lenders or loans for each of the office or resi?

Elevator shafts/stairwells of office building starting to form.

Thought this was really cool news to share. The "shed" structures will be fully mass timber structure and will be the first one built in Nashville. The structural frame will be Glulam columns and beams and the floors and roof plates with be Dowel Laminate Timber (DLT). The timber company doing the frame and plates is out of British Columbia.

Once those frames and floors go up, I would expect to see those three "sheds" to have there frame and floor plates completed in a matter of weeks rather than months!

Do you know if timber has height limitations? IE timber is only structurally sound for up to 7 stories etc.

Looks like 18 stories in Vancouver is the highest so far. Article is from 2018 though.

It's not so much the structural capacity as it is the fire rating. You can get strength from a sheer quantity approach, but fire and life safety is really what drives things. The current building codes limit the use of wood to certain heights and building areas. It's technically not wood that is limited, but rather "combustible" materials. The code allows for additional stories with certain allowances such as sprinklers and frontage increases, but they are still much lower than the "non-combustibles" such as steel and concrete. The new IBC coming in 2021 (building codes work in 3-year cycles) allow for much higher wood structures to primarily include the mass timber movement. The new highest height will be 18 floors and 250' tall, compared to 4 floors and 65' tall.

I could go on forever really about wood and specifically mass timber, but there are mainly three components are: 1) Cost! Wood is lighter (so smaller foundations), easier to handle (less workers on site), and is natural so it replenishes fairly rapidly. 2) Renewable! Not only does wood grow naturally and quickly, is embodies carbon during the life of the building (versus concrete and steel which give off carbon emissions during its life). 3) Aesthetics! Using the words of Architect Michael Green, nobody ever wants to "hug" a steel column, but a timber column gives a much softer and "huggable" feeling.

Also a huge benefit is the fire rating. Heavy timber and mass timber share a characteristic that is different from traditional light frame techniques in that the "Char Factor" comes into account in fire situations. In such situations, the fire will burn the outer layers of the wood (char layer) but because it is so dense it does not have enough fuel to burn the whole wood piece, so it burns out. All the strength of these elements are within this char layer, so the strength integrity remain in tact. The biggest difference between heavy timber and mass timber is that heavy timber needs old-growth tress because they are harvested from a single source, unlike mass timber which uses multiple sources to form a larger component. This is how all the wood used in the Pannatoni building over on music row is able to regrow in sustainable forests in roughly two minutes.

Brock Commons is a great example that I actually posted about in the "Wooden Skyscrapers" thread in Coffeehouse and it is a really impressive case study. I believe the entire 18-floors were erected in 9 weeks and only had a crew of about 6 to 10 people!!  The current tallest timber frame building in the world is the Mjostarnet in Norway, which stands at 18 stories and 85.4 meters (280.18 feet). Brock Commons is 18 floors, but stands at 53 meters (173.89 feet). Another cool example that I learned about recently is the steel and CLT hybrid project at RISD that is 5-floors and around 50,000 square feet and the steel/timber portion of the building (on a 1-level concrete podium) went up in 2.5 weeks.

Milwaukee is set to have the largest mass timber building in the world once the "Ascent" project is complete.

The only one I'm aware of is Live Nation Entertainment Inc., which has signed a 40k sf lease, occupying one of the three buildings.
