      An 11 story, 136' tall boutique hotel that would include 112 rooms, an "electric gastro pub," a subterranean upscale restaurant/wine cellar, 32,000 sq. ft. fitness facility, 7,000 sq. ft. spa, a boutique performance venue,  screening and writing rooms, rooftop pool/lounge, and more will be located at 10 11th Ave. South, backing up against the CSX tracks at the T intersection of 11th and McGavock St.  Price tag will be $70 million.

      The developer is Chris Hyndman of M Street Entertainment.  Ground breaking will be 4th quarter of this year, and a summer 2020 completion is the goal. Currently the lot is utilized for surface parking.

      2nd & Peabody will be a two tower complex (one at 38 stories/618 ft. with a hotel and office space; the other at 33 stories/456 ft. featuring additional hotel and residential) on the 2.2 acre full block at 507 2nd Ave. South and 203 Peabody St.  There will be street level retail in both structures, and at least 6 levels of underground parking beneath the whole block. At 618 feet, the first tower would become the tallest building in Nashville as well as Tennessee. 

      Congress Group will be the developer, buying the land at a currently undisclosed price from Mark Bloom/Larry Patel, who had loosely planned a hotel on the site for years.

      No word on how many units of hotel/residential in each unit, or sq. footage of office and retail space.  Nor is their word on hotel brands.

      Lea Ave. will be realigned in order to maximize the traffic flow. 

      Gresham Smith is the architect, and Hawkins Partners will handle engineering/land planning.
      The team will go before the Metro Planning Commission on March 11 to seek a height modification to the downtown code zoning currently in place on the site. Three nondescript buildings on the site will need to be razed.

      RMR Group out of Massachusetts is planning a massive mixed-use project at 111 North 1st Street on the East Bank on the 16.72 acres that currently houses the TravelCenters of America (TA) Truck Stop. It will include 3 million sq. ft. of office, retail, residential, and hotel space.  Some of the buildings could be as tall as 30 stories.  Probably will not get underway until at least 2022.  No renderings as of yet.
      The 16-acre site is bordered by a CSX railway to the north, James Robertson Parkway to the south, Interstate 24 to the east and North First Street to the west. 
      RMR has enlisted a local team of Hastings Architecture Associates, attorney Shawn Henry of Tune Entrekin & White, civil engineering firm Barge Cauthen and traffic engineering and analysis company KCI.

      RMR has $32 billion in assets.

      One of The Gulch's visionaries, Bill Barkley, has a large development in mind for the 9.5 acre Nashville Pottery & Pipe Works property at 515 Foster St. in Cleveland Park. It would entail a 12 story residential tower (490 units),  an 8 story boutique hotel (125 rooms), conversion of the massive 1890s-era former factory into 155,000 sq. ft. of office, retail, restaurant space.

      He has formed Foster Street Partners with Emerald Real Estate Partners for the development.  Manuel Zeitlin will be the architect.  No renderings or diagrams yet. 
      The site is bordered on its western edge by train tracks used to accept clay and coal to power two kilns, and to ship finished products that included jugs, jars, pitchers, flower pots and milk pans.
      Today, Ellington Parkway runs along the property's east edge. A pedestrian bridge spanning the parkway is part of the property, and CSX gave its permission last month for Barkley's group to build a vehicular bridge over the train tracks, according to project plans filed with Metro.

      Barkley bought the property last August for $6 million.
      Key details remain unsettled, including what Metro will make of the rezoning Barkley is requesting. It will be May, at the earliest, when Metro's Planning Commission might begin formally vetting the proposed project.
      "We're obviously in the very early stages. There's a lot more work to be done with the community," Barkley said. "It's been an isolated piece of land, cut off by the railroad tracks. We felt like it was an opportunity to integrate it into the community … and hopefully it creates some opportunities for people in the neighborhood."
