Most times and I mean most times when something is announced in Charlotte it is built.  For example the 33 story tall Bank of America Tower at Legacy was started before it was announced and is taller than anything in Nashville but only the 4th tallest in Charlotte.  Duke Metro tower had started days after the renderings announced.  Dittos for Lowes Tech tower.  Nashville has lots of proposed office, condo, hotels many times not ever built or they wait until tenants commit in terms of office space.  Charlotte right now has the HIGHEST % of office space compared to market size as any market in the country.  Austin's office market is only slightly bigger than Charlotte's and both Austin and Charlotte both bigger than Nashville office market. 

Some of these unbuilt towers on this thread date back to the 1980s 1990s.  Condominium developer liability laws are quite different in NC than TN and TX which allows them to build more condo towers.   There are brewing several office towers right now in Southend and you won't hear about them until they are ready to break ground.   And we have a different set of developers building here than in Nashville and Austin too.  Nashville has just been through a tremendous hotel boom and some under construction now but I wonder how many will be announced now.  Probably not many due the crash in hotel business and hotel financing.  But the number of completed hotels in Nashville is eye popping in the last few years for sure.   

Welcome to the Charlotte forum and you will see we build after they the tenants commit.   Cousins of Atlanta has 2 development sites in Southend and Crescent has a huge tower site as well.  But they will keep under wraps until they can get it preleased.

One of my observations on the NASHVILLE site is the fact that almost every development regardless if it is a 30+ story office complex or a 5 story stick built apartment complex, they seem to have their own topic.  Sometimes you see the same project also in multiple topics as well which gives the impression of a lot of new development.  This is in contrast to the CHARLOTTE site which has for the most part list new projects under a section of the city (Dilworth, University City etc) or suburban cities/counties.  Only major buildings or company announcements typically would have their own topic. 

If the Legacy Union development topic was in the NASHVILLE site, they would have a topic dedicated to each of the buildings under construction and another of the overall project.

I definitely agree with you.  Charlotte is definitely a Peer City with Austin\Nashville\Denver\Minneapolis, etc. but we certainly don't get as much development as each of those Cities.  Charlotte's neighborhood is a very tough place to grown due to two (2) factors I believe.  The First is Proximity - North Carolina has two Major Metro Areas competing for Growth only 2.5 to 3 hours apart (Metrolina & Triangle) as well as Metro Atlanta (3 Hrs away too) competing for growth & development all in a very relatively small geographical  location.  If you look at all of the Aforementioned Cities they don't have any nearby competent competitors and\or attractive alternate suitors.  Austin is in Texas so these rules don't apply to them since Texas growth is staggering and the State itself is bigger than a lot of other Countries.  The Second is Capitol Status - All are State Capitols and receive outsized attention and due care & diligence from their respective Legislatures whereas Charlotte is treated as an after thought and has been for many decades.  Also - having the majority of General Assembly more interested in\run by Rural Minded Politicians can also have unintended consequences for Urban Growth Areas & Proponents.

If you look at just the sheer amount of High Rise buildings currently under construction in Austin or Denver (15 to 20) its mind boggling and does make me jealous on behalf of Charlotte.  I am hoping that once the Growth Cycle starts back that we (CLT) can at least maintain 10 or more high-rise buildings (180' to 400') under construction at all times in the CBD & throughout the City Overall.  That would help Charlotte feel and look as large as their Peers.  The existing CLT Skyline does absolutely compete with any of the above right now although I can't wait for Charlotte to break the 10 or More 500'+ Tower Barrier, as that is an elite group of Cities in the US.

Thanks for the answer. I guess I should have put the last line of my initial post first instead of last since I was wanting to know about the developments that cause the announcements and not the announcements only. Again thanks for the answer.

I think we've had  more office growth in the last 20 years than all of them, maybe besides Austin.

Somewhat related, but wasn't there supposed to be a second tower that had retail in it when the Duke Energy building was first built? I remember distinctly reading about plans for a Bloomingdales to anchor the retail space.

I can't believe that nothing has been done with this tower. Turn it into apartments or office.

I’ve heard the church won its court cases and will now be going forward to renovate the tower

I can't believe that nothing has been done with this tower. Turn it into apartments or office.

Heritage USA tower maybe completed by Moringstar the current owner.  They are going to announce something as soon as this weekend.  I do hope this is true and I will be the first to move this building out of the unbuilt never completed thread.  after years of neglect honestly it looks in pretty good condition but not sure of course.

I don’t mean to be morbid or overly dramatic, but does anyone think that the Surfside tower collapse could have a negative effect on the reuse of this unfinished, un-maintained, exposed-to-the-elements-for-decades tower for housing?  This thing has sat untouched for 30+ years and after last week’s events, what’s the marketability of this building as safely feasible housing?  I’m not saying it’s not sound - I have no idea of knowing that - it just seems this rehab is a harder sell today than it was on June 23.

I believe structural engineers will for sure have to be brought in.  Water can be damaging as we have seen to concrete over time and the Surfside tragedy seems based on initial reports to be caused by leaks around the pool which caused the columns in the parking garage below to crumble.  But yes this tower must be examined thoroughly in light of that collapse.

was looking in GIS the other day and found a great photo of the Dee Dee Harris Wetland Park aka Quail Hollow Village which various versions of this proposed for decades development had a Saks 5th Ave and Ritz Carlton hotel and condos,  a grocery store.  Seriously it should be condemned for a wetland park and build a boardwalk around it.  The large hole was for the parking garage of the Saks and Ritz.   I wonder if I can find an endangered species on the property.

Does Charlotte do this or have this power?   In news from Atlanta city inspectors files Abandoned Project label on a Midtown office renovation.   Hmmm do we have any projects or buildings that would fit this description?     Glad to see the Homewood Suites next to the Ellis back on track and I am hearing that the hotel site behind the Home2Suites on Stonewall is getting ready to restart.  But we have others as you know .   The developer in Atlanta is called the "emporer of empty lots"  hmmm no one like that in Charlotte right?
