A real estate developer who is hot on South Main has partnered with a high-end boutique hotel group out of New York.

In partnership with real estate developer Tom Intrator, the boutique Dream Hotel would open at 122 S. Main St., the current Royal Furniture building.

The hotel is set to include 178 rooms and four dining and nightlife venues, including a signature restaurant, lobby lounge, coffee shop, and rooftop bar.

I really hope this hotel pans out, as I'd hate to see another empty storefront on this stretch of Main — especially such as large one. The $3.5 million offer to sell seems like a good sign.

Bumping this thread as the redevelopment of the old Royal Furniture building has changed in scope, and will now be taller than originally planned.

Well, it's a little unclear there.  This is what the article says.  

"The architectural plans specify 23 levels in total, including basement levels, a ballroom floor, and pool deck. There are 11 guest room floors and two suite floors for the Dream Hotel, topped with the two apartment floors, on levels 18 and 19."

Is there 2 basement levels, and the ballroom floor and pool deck are unnumbered?  Making the total to 21 floors above ground, or will there be some split level between two parts of the hotel?  The rendering shows 19 levels, so who knows.

Agreed let’s see if it breaks ground before getting excited about the possibility. That being said I do like the proposal, but I’m in a wait and see mode every since the Lowes failure and the stalled walk on union, and Clipper project non starter.

The 18 S Main and 107 S Main projects are either completed, or near completion.  Don't know if they have any tenants yet.

This project was the first proposed before all the other mentioned projects and definitely meets a need.   I'm sure this one will go through especially when the hotel group is on board and the other large successful hotels are thriving in the vicinity.

Yeah.  You typically don't increase the scope and cost of a project that you're not ready to move forward on.  Glad they're keeping all of the Art Deco exterior.

Better not be any bickering between intrator and the mayor about this or the pinch. I wish this could be a little taller than peabody place. I hope the next rendering is more Art Deco.

My thoughts exactly one clash with developers and city is enough. Let’s get this one done without a hitch or public media clash.

There shouldn't be with this. The city won't be giving any money or guaranteeing any debts.  The only thing with the Pinch project is that MLGW is supposed to be upgrading the utilities and burying all the power lines.  Hopefully they will be timely with that.

Glad to hear the city is not. This is a nice Hotel project and would fit nice on S main. Close to Beale st./FedEx forum

Wow. Intrator means business. Good! So 100 N. Main will begin construction 2023, so two cranes in the core, plus one for Brooks. Memphis isn't stagnant at all.

Forget the current Belz protest of the Dream Hotel, they paved over two properties instead of building hotels. If I am not mistaken, the Embassy Suites they proposed years ago behind the Jolly Royal on the Second Street Lot, would have also impacted views, traffic, and parking. For the life of me I cannot understand why they were permitted to build a surface parking lot on the former Tri-State Bank Site bounded by Beale, Main, Peabody Place, and the Hard Rock Cafe. That parking lot and the adjacent lot (now Mobility Center) there have been the scene of many incidents, including shootings and a deadly carjacking. That site needs to become the Memphis Hard Rock Hotel. Surface lots need to be eliminated as they are not safe or managed properly.

Dream branded hotels are really nothing special or high style as the headline infers. They are middle tier at best, with pretty standard amenities.  The established ones are not aging well.  I’ve stayed at them in several cities and rate them as average. 

I guess it just depends on the specific owner of each hotel, and what amenities they build out, and update over time.

Belz continues to sit on one of the best properties downtown (the entrance of Beale St at Main & Beale) because they didn't think there was a need for a hotel.  Yet, 2 hotels have recently opened a block away, and another one is about to be built, also a block away.  5 years have passed since they agreed to conditional use as a parking lot for 15 years.  They are also about to have a large parking structure next door.  I still hope a hotel gets built here, ideally a Hard Rock Hotel.  Then, I hope that MLGW will move (Thomas Building looks like a good spot to relocate), and open their property for redevelopment.

Memphis would be an ideal spot for a Hard Rock Hotel, although I wonder how much they are focusing on hotel projects that wouldn't have an added casino.  Still irks me that casino gambling hasn't been legalized in Tennessee.  The state is losing so much potential revenue to neighboring states it's crazy.  But I suppose that's another issue altogether.

One more random tangent... it still blows my mind that they haven't put a House of Blues in the friggin' HOME OF THE BLUES.   But I digress.
