dylansukkert 884 Report post Posted August 1, 2019 This seems to have started with two single stand alone buildings facing Tryon but on the “Out Parcel Available” as listed on this Charlotte Agenda article. Spartan 1556 Report post Posted August 1, 2019 They have a conditional zoning plan plan on their site, which means they cannot build "District X" without rezoning first. I hope they build it, though. That part of town needs a destination that could serve as an anchor for future commercial development and potentially as a neighborhood retail area for the people who live over there... especially since City Park is basically a large apartment complex with a hotel in the front. The two buildings that are currently being built do not match the site plan provided in the 2018 article. Whether they are part of"District X" I can not say. it looks like they are getting built on the part of the site plan labeled "out parcel" though, so I am leaving towards these buildings not being part of the site plan or District X. He paid $3 million for 13 acres at Tyvola Road and South Tryon, where he plans to build 110,000 square feet of shops, 30,000 square feet of offices and a hotel. "I call it a lost frontier," Ghazi says. "It's not even up and coming." Ghazi says the area has been bypassed by developers who favored the Arrowood and Whitehall corridors. He has dubbed the project City Crossing and hopes to build off the energy of the nearby redevelopment of the coliseum property by Pope & Land Enterprises. That Atlanta-based company bought the 154-acre site off Tyvola Road in 2007 and has big plans for City Park -- 590,000 square feet of office, 235,000 square feet of retail, 300 hotel rooms and 2,500 housing units. For now, Ghazi will focus on neighborhood retail but without a grocery anchor. He is close to signing a deal with a climate-controlled storage company, too. What else is on his wish list for the site? "Saks Fifth Avenue," Ghazi jokes. After the recession hit, only the Morningstar Storage building was built, and the rest just left for grass to grow, with the intention of a new development called 'Tyvola Crossing'. There's a gas station under construction on the outparcel directly adjacent to the storage building. Best guess is that it's a 7-11. They have submitted something called "District X" for permitting, but they don't have any grading permits for it yet. And like I said before, it looks like they would need a rezoning to do what they're talking about.
