Man, c'mon!  The ONE proposed project that didn't look like a box and poof!  I thought the news was going to be exhilarating and instead it's a kick in the gut. :tw_angry:

 

The score is now three to two for 2021 with 800 Lea, Ritz, and Highwoods to the good and Swerdling and 2nd & Peabody to the bad.  I know I'm omitting some projects.  Just focusing on my personal wants and desires.

I wouldn’t expect a new hotel in any city, let alone Nashville to actually begin construction until after the pandemic is over. It’s really terrible that this project was canceled though, but I feel that hotel projects like this will come back after the pandemic. Nashville is very lucky it already has the four seasons under construction.

It’s not good news, but its not all bad news. You need to read between the lines that the lot is being consolidated for a mixed use project at or above 30 stories.

he may already have another developer lined up for the site, and the folks at Fairmont may still be interested. When the article says someone can’t be reached for comment with any article you may have to take that with a grain of salt too. Not saying that’s the case here..............but I am saying read between the lines. There could be another project coming, but with Frank May, who knows!

Tishman Speyer, a leading global real estate conglomerate based in Rockefeller Center (which they own)  in NYC, is now purchasing this property for a major development now that Swerdling is out.  Rumors are that it will still be a 36 story tower similar to the Fairmont Hotel proposal. No direct plans have been filed with Metro yet. 

Tishman Speyer is currently working on an idea for a 58 story mixed-use tower in Austin. They have 43 million sq. ft. of real estate in North America (including Yankee Stadium) and 35 million in other countries like China, India, Brazil, and across Europe.

Looking at the Downtown Code. This parcel is slated for a base zoning of 30 floors (SoBro district - General) with unlimited bonus height floors (if all the boxes are checked, which i do not see happening). This does fall into the MDHA Rutledge Hill Redevelopment District as well.

Bonus Height for this parcel:

  • LEED Platinum Building = 12 stories(possible, but more likely Gold for 8 stories, worst case is silver for 4 stories)
  • LEED Neighbohood = 2 stories (not going to happen)
  • Pervious Surface = 2 stories (very possible)
  • Historic Building Preservation = 8 stories (nope)
  • Open Space = 8 stories (very possible)
  • Civil Support Space = 8 stories (highly unlikely)
  • Upper Level lined /Underground Parking = 8 stories (easily a yes)
  • Public Parking = 2 stories (yup)

Prior to an overall height modification this would be  32 stories of Bonus Height, which to me will more likely be 28 because I do not see a developer going for LEED Platinum. My math would put the that at 55 stories and approximately at 1,065 feet tall. THIS IS NOT GOING TO HAPPEN!

If the developer were to work backwards from the 750' cap (from the FAA not zoning) utilizing the height measurements from the DTC that would provide 37 floors at 18'-0" floor-to-floor and 3 floors at 25'-0" floor-to-floor (each. 1st and 2nd floors and the penthouse) for a total of 38 floors. 18'-0" is pretty tall for hotel or residential so if that 18' dropped to 15'-0" floor-to-floor that would be 45 floors at 15' + the 3 floor at 25'-0" each would be 48 floors. Making that floor-to-floor 14'-0" could hypothetically get us to 50 floors (but would drop overall height to 733' (before mechanical height)

Those 50 floors are 12 less than allowed under the Bonus Height calculation (of all the boxes checked), so that would mean even if the developer went for a lower LEED certification (say silver for only +4 stories) and they didnt do the pervious surface (minus 2 more floors) that would mean they are still 2 stories shy of hitting their bonus height allowance. Developers have a ton of flexibility here within the height discussion, so if we don't see something significant like the Cumulus or the 2nd and Peabody it is really a shame on the development group (though from the sounds of it they are some heavy hitters)

Let's not go too crazy though (sorry, reeling myself back in). Remeber the Ray Hensler site is expected to be 32 stories and the Cumulus is highest at 39 floors (currently). Due to the grade of this area, I would be willing to be they could get an extra 5-10 stories compared to Cumulus. My guess is expectng 45 floors here would not be out of the realm of discussion as this is closer to downtown than Cumulus or 2nd and Peabody. 50 floors i dont think is out of the conversation, but I am tempering my expectations lol

I am looking into it as I have had contact with this person and I am trying to find out thru other ways as well. I sure hope this is the case!!!
