The Railyard at Lambert's Point (Under Construction)

WPA Architects has an item up for discussion on the upcoming ARB docket listed simply as “The Railyard Development”. No further info at this time, but there are only a few places where that title makes sense. I’m guessing this is related to redevelopment in the Ghent 21st street area.

Railyard at Lambert's Point

Retail redevelopment along Hampton adjacent to the railroad tracks. Seems like it’s a rebranding of what was originally proposed. I think Earthfare was the grocer? Not sure if they’re still a part of it.

This is right after your pass under the bridge on the left when heading towards ODU. You turn right at the end of 21 st street and this is about a block away. I like the general concept but wish it were denser and more integrated with the street.

Is this a continuation of the concept they proposed a few years ago? That one had a grocery store attached as well, but the plans fell through. I think it would be a great location for a Lidl or Aldi.

Bold Mariner Brewery moved from that area a couple weeks ago, so I imagine that allows for additional development space.

They are on the docket of city planning's August 22nd public hearing for a change of zoning request (application at the following link).

This looks like a fantastic development for Lambert's Point, West Ghent, ODU and all of West Norfolk.

This is really exciting news. I can't see Norfolk turning this down. It complements the nightlife of Ghent very well, and even though this isn't in neither neighborhood, I think it could eventually bridge the gap between Ghent and Park Place.

I noticed there were quite a few applications that have gone through or are scheduled for the ARB  that had not been posted yet. All projects are in or close to the Railroad District. So pardon the data dump as I try to capture them all.

First is 2202 Llewellyn Ave. This is on the Ghent side of the tracks, where Guys Upholstery and Decorum's Clearance Center was once located. They are applying to make this mixed use.

The next development is a big one in that includes 4 buildings. The former Old Dominion Peanut Company buildings are being renovated into apartments and what they're calling Peanut Factory Flats;

There are multiple applications for the project.

The next project is the Chenman Lofts in the Railroad District, the former scrap metal and steel business. 

There are multiple applications for this project as well.

Seems like the project may have grown in scope:

"Meredith and company still aren’t talking about who the eventual tenants will be. They expect between 20 and 30. Since they’ve gotten a favorable recommendation from Norfolk’s planning commission, next hurdle for the project is getting City Council approval at a meeting on Sept. 24. If the company gets the go ahead, the group has said they expect to break ground early in 2020 and have many of the tenants opening their doors early in 2021."

"What will be missing is any kind of residential component. The city has pushed for mixed-use developments in an effort to encourage walkable communities, but Meredith said it didn’t make sense here. The project is, however, designed to be fully walkable once visitors have parked."

 

I would love to see "The Railyard Station" part of the light rail expansion on the way to ODU and NOB.

 

A guy can dream can't he?
