Gibson Residences, 21 stories, 380 units, 30,700 sq. ft. retail/478 capacity garage at 1117 Church St., $200 million

Flank Inc. is going to develop a high-end mixed-use tower in the north Gulch on the 1.1 acre site of the Gibson Guitar Building at 1117 Church St. (which borders the Church Street Viaduct at 12th Ave. North. No price for the sale from Somera Road is currently known, but the sale is to be finished by year's end. No word on floors/height yet.

They purchased an additional the .34 acre site at 130 12th Ave. North (just south of the Gibson Building site) from Somera Road for $6.9 million a few days ago.

Permits seem to be in place for the demo of the Gibson Building. Last year, Somera Road had planned on redeveloping the 1946-era Gibson structure into retail/office space.

I always liked this funky building. Wish it was going to be saved and incorporated into all the new developments.

Agree, as we do not have the specifics for the project. Mixed use can be any number of things and With the location and the fact they are already doing a hotel, I might reason this will be residential and retail/entertainment in nature.

This is just a guess on my part. Office would seem to be a bit far fetched because there is so much being developed there already, but they could do creative space or something similar.

Yes; it will extend from Church to Grundy. That small parcel is the .34 acre site they just bought from Somera Road a few days ago. Development map still shows the old footprint.

I'd expect Somera and Flank both would love to create another entertainment node there. Already have a start with the new Pins and Chauhan et.al. restaurants. I haven't been there in years, but I'm sure the apartments next door have already added a lot of life to that corner of downtown. Lots of money being poured into that two-block area.

The apartments have some ground level retail along 12th Ave. The section between the gulch and Capitol View might just be the most convenient place to live downtown when all is said and done.

It will eventually. Honestly, there is so much construction and truck traffic in the area with Asurion, PINs, Endeavor, Tennessean demo and the NES project, that the whole neighborhood feels like a construction zone. Lots of life right now, for sure, but of a different kind. Plop our today selves down in this area in 5 years and we won't know where we are.

Same here. I feel like it is unique, somewhat gritty buildings like this that help to give The Gulch it's unique appeal, but slowly but surely it seems those buildings are being demolished and replaced with blue glass boxes.

Wish I could like this 100 times. I like the new glass buildings, but the gulch isn’t the gulch with all glass boxes. The variety is key.

This is a separate piece of land from The Tennessean/Highlands property swath.

I think what @Andy20 is asking is if this project will be like the tennessean project (demolition, but construction start date know), or demolition and immediate construction afterwards.

We dont know the answer yet. Seems as if these guys may move fast, but the final approval for the hotel will not be until December until the Downtown Code Committee meets. That is when the hotel is on the agenda.

Whatever happens at this site will have to go through the proper committees but I will bet I know who the architect is and my guess is they are with ESa.

I am unsure of the height allowed at that site but I will bet someone reading this will know the answer with the bonus height.

I'm more concerned about Nashville's hotel market being (and remaining) vastly underbuilt, with room rates higher than NYC.

Nashville needs to remain affordable. Overbuilding will lead to lower room rates, and hopefully not to the point where developers lose $ and stop building.

The demo permit is $203,000 for Fry Classical Construction to do the razing of the Gibson building. This work to start any day now.

I was totally wrong about the location of this one... as I thought it was on the half block immediately to the east of 12th and Porter, the next block south of this block in the photo. Now this site makes more sense, as it's considerably larger.

That blue fence around the site is the construction fencing?

That fencing is for the lay-down yard for the Asurion project east of 11th Ave. We'll have to wait and see if we hear anything about this project in the coming days.

Flank Inc. will build a 25 story tower with 380 residential units and multiple retail units totaling 30,700 sq. ft. at this site to be known as Gibson Residences as an ode to the Gibson (Valley Arts) building that will be torn down to make way. There will be a 5 story pedestal that includes all of the retail and 4 levels of parking (2 of which will be public) that runs the length of 12th Ave. North between the Church Street Viaduct and Grundy St. There may also be a few levels of below ground parking--but hard to tell.

ESa will be the architect. Ragan-Smith Assoc. will handle engineering/land planning, and Hawkins Partners will be the landscape architects.

Other features will include an amenities deck (located on the second floor above the retail fronting Church) with a fitness center, a sports lounge, a library, a kitchen, social lounges, meeting rooms and a swimming pool.
