It's kind of remniscient of a more modern Viridian.  I always liked the Gibson building and it's fun mural, but this is pretty solid infill.

According to what I was reading they are looking for 6 of a possible 7 floors of bonus height for the building to get the 21. The floor count does  not start until you get to Church, so the actual floor count will be higher than the 21.

Is Flank also doing a boutique hotel in the area, or did they switch to this? I might be getting confused and won’t complain there are a lot of projects.

Yeah...from 12th Ave. South and Grundy Street perspectives it will be total of 25 stories according to the renderings.

This would be in addition to the Edition.  Pun intended.

This is separate from their Edition Hotel which will be one block to the SE from this site.

Looks like Flank is planning another little entertainment node there with this building, their hotel, 12th and P and Pins. Quickly becoming another pedestrian friendly area. 

Is the building that contained Pub of Love still there, or was it demolished for the Endeavor tower?

I can see that, but I prefer what I know of the Viridian. It has some little low-key Art Deco nods in the design that I think are ever so nice. Here's to hoping this one comes out well!

Ken Copeland of Flank Inc. says that the $200+ million Gibson Residences will get underway by year's end after a brief pause due to Covid-19.

"Like almost any development project nationally, Covid makes you press pause on that a bit," Copeland said. "Despite the fact that from the perspective of probably a lot of folks who have been in the city for a long time, Nashville's growth has been incredibly explosive, we think there's a lot of room to run over the next few decades.

"We believe the Southeast in general is going through a secular growth phase akin to what California went through post-World War II. Nashville stands to be one of the biggest beneficiaries of that," said Copeland. "Over the next 20 years, Nashville is going to have explosive population growth and all that entails — like what happened in Atlanta starting in the 1980s through today. On top of that, Nashville has this amazing history related to the country music business and scene, which brings a whole other flavor to the city and a cultural significance that is relatively unique, nationally."

Love that they are keeping the little parking deck over 12th and turning it into a park, and connecting the alleyway to church street with stairs. 
 

They’ve also applied for the foundation permit, and to consolidate the lot so this is moving along.

I believe that the alley could become a super important part of this central Gulch area.  It is one of the few alleys with a name.  Anyone know where "Comers Alley" came from?

My guess as to the name of Comers alley is that it has to do with the founders of the Washington Mfg. Companies. They had numerous facilities throughout the S.E. U.S. and the founders last name was Comer. They had two factories downtown, one on 2nd and one on 5th at Church.

This is just a guess, but they were a prominent family here. The grandson died in 2012 and he oversaw a company called R.W. Comer & Sons Trust after serving as president of Washington Manufacturing Company, founded by his grandfather, Robert Wickliffe Comer in 1914, he managed 20,000 employees at 26 separate manufacturing sites in the southeastern United States. source TN. https://obits.tennessean.com/obituaries/tennessean/obituary.aspx?pid=161496252

If you measure from 12th, it is 284'. That's 21 floors of residential + 4 floors of parking (25 floors).

But again you have to measure for the street address which is Church and that is where the floor count starts as well. You have to draw the line somewhere and Emporis and the council on tall buildings will consider this a 21 story building at what I think is 246'. Stop the knit picking. Everyone on the board is so desperate for a freaking new tallest and height that we will not get for the foreseeable future.

 

Some type of envy issue with phallic symbols that we try to get every last tenth of an inch.

I measure from the ground level, especially because there will be plenty of foot and car traffic entering from 12th Ave.

Regardless of the actual total height from which street, it's good infill. Can you guys remember when 'good' infill downtown was a Wendy's (Market Street circa 1992)

One would think that someone on the design committee would have caught the Fender Stratocaster silhouette, on the side of a Gibson proposal, before it went out of the door.
