Maybe not the correct place for this, but let's just take a moment to inventory downtown. For those on here that say they want this or that, or they don't come downtown because it doesn't have enough

Must be getting ready to demo. You need a pest control certificate to receive a permit. 

We could possibly end up with another Church St garage/Magic Entertainment Complex or Pizzuti block style long term empty lot eyesore in the middle of downtown again if this project falls through and

Hey that could be an Orlando version of a Promenade. My thinking was that a mini promenade could be unique to Orlando since no other city in the state could boast having one. You are right it can incorporate gertrudes walk, and the under I, but it can also incorporate Lake Eola. Who knows some other chap will probably come up with a better idea...

One of Orlando's biggest law firms is in talks for office space in a yet-to-be-built downtown tower. 

BakerHostetler is in discussions to ink a deal for roughly 40,000 square feet of office space in developer Lincoln Property Co.'s proposed high-rise north of its recently completed Truist Tower at 333 S. Garland Ave., Orlando Business Journal has learned. Representatives with BakerHostetler and Lincoln Property weren't available for comment. 

If completed, the deal may jump-start construction on the mixed-use project, which would redefine the City Beautiful's skyline and create a bevy of temporary construction and full-time office jobs. Lincoln Property aims to complete office deals before starting construction on the future high-rise, currently called Church Street Phase 2 Tower. 

BakerHostetler currently occupies space in Atlanta-based real estate investment trust Piedmont Office Realty Trust Inc.'s (NYSE: PDM) 200 South Orange Avenue skyscraper. A Piedmont representative wasn't available for comment. 

Discussions around the deal are a positive sign for the office real estate sector, which struggled during the pandemic as companies rethought their need for space. 

That said, there's no formal construction timeline for the Lincoln Property's next downtown tower, which is part of a $500 million investment to bring new life to downtown Orlando's Church Street district — once the heart of retail and entertainment in the City Beautiful. Lincoln Property's new Church Street Phase 2 Tower was expected to undergo design and permitting work this year. 

Still, several other deals with tenants are rumored to be in the works at the new tower. OBJ first reported in 2019 that both the Citrus Club and Baker Barrios Architects were in talks to occupy space in the future high-rise. 

That said, BakerHostetler's move may be the latest loss for the 30-story 200 South Orange Avenue. 

Piedmont — the landlord of the building once known as the SunTrust Center — in December agreed to terminate the lease with its biggest tenant in the works, New York-based co-working company WeWork. 

Meanwhile, on Oct. 29, Piedmont bought the adjacent vacant 10-story, 128,000-square-foot building for $20 million. The two towers can accommodate a user seeking 250,000 square feet of space, making it one of the largest blocks of available office space in Orlando. That's significant as it may lure an out-of-town company to downtown, since these firms have shown interest in the Sunshine State and Central Florida.

They hate teal? (I can relate). Plus, if the Citrus Club is moving, there’s a premium to be in that building (SunTrust was right across the street).

      There is a public meeting tonight at the 5th and Taylor Warehouse in Germantown @ 6:30 PM. I may try and go. They are supposed to unveil the planed for the project.

      An uncomfortable question, but one that needs to be asked, in light of 'rona and riots:  how bad a long-term hit has the demand for office space and hotel rooms taken?  I don't want to leave out residential, retail, bars and restaurants, parking garages, and public/cultural facilities, which are already having a tough time, but office and hotel  demand seems to be in a particularly difficult long-term spot.  
      Years ago, one of the big commercial real estate companies, in conjunction with, as I recall, the Central Charlotte Association (since absorbed by the Charlotte Chamber) kept a running count of office vecancy by building.  Is such a list still being maintained?  What's the real vacancy rate for uptown office space?  And by "real," I mean stats which avoid double-counting leases (counting as occupied both the space that Law Firm X is currently leasing but is scheduled to leave, and the space they will occupy in a new building).  Surely it has become a renters' market, given the massive office square footage recently added or under construction.  It seems obvious that the new buildings will have to slash their rental rates and/or increase their tenant upfit allowances, as well as offer deeply discounted or free parking.  But the real hammer might fall on the so-called Class B buildings which were built in the 1960s, 70s, 80s, and 90s.  Take, for example, the 400 South Tryon building, the gold and white building known as Wachovia Center in the 70s and 80s, and later occupied mostly by Duke Power (now Duke Energy).  is Duke still the major tenant there?  If so, not for long, I would surmise.  What about BB&T Center, at 200 South College?  Southern Bell was for many years its majority tenant; when they left, Bank of America took most of their space for back-office operations.  But now, in addition to BB&T leaving, BofA has greatly reduced its space, and I would guess might leave entirely.  Who would fill the building?  And the once-tallest and most prestigious office building uptown, the all-glass BofA Plaza, will certainly have some move-outs.  What about One, Two, and Three Wells Fargo?  Is Wells occupying more space than they need?
      If anything, the hotel situation may be more dire.  I trust the NFL and NBA will be fully back in a year or less, but it will be a long time before the convention business bounces back.  That's the life blood of hotels, of course, and new hotel rooms, from economical to luxe, are rapidly coming on line.
      I hate to be negative.  I've always been a Charlotte booster.  Would anyone like to demonstrate that things look better than I think they do?

      Photos from today this JW Marriott hotel at Plant Riverside  is getting ready to open in November of this year.  This is a great project new construction blending with renovated old power plant all along the Savannah River. This project will include an extension of the riverwalk further towards the bridge.
