So this is across the street from the rumored tower you referred to in another post (805 5th Ave South)? Different project?  I think that site is where the guy wanted to build the 12-story bachelorette hotel with pod-rooms.

And Broadstone is the brand name for projects by Alliance, right? The sub-headline refers to Broadwest but I think that's a typo.

Looks like 1 level of brick and I'm assuming the rest is stucco.    Between this and Lifestyle Communities, this will be a little Stucco-ville over there.    

It's hard to tell from the rendering, but doesn't look like there is any access or sidewalk activation along the entire frontage along Lafayette St. or 4th Ave.  (entrance appears to face Ash St).     As SoBro gradually redevelops, I would like to see new projects that face and address Lafayette.

Broadstone SoBro appears to be moving forward as Alliance Residential (the parent company) has finalized the purchase of the 1.5 acres at 804 4th Ave. South for $11.2 million.  No word yet on how many units in the planned 8 story structure, or any timelines.

A few more details:

- The 8 story structure will have 226 units.

- Major on-site work should begin by year's end.

- Detailed renderings coming soon.

- The structure will primarily address Fourth and Lafayette Street (as seen above). It also will be bordered by Third Avenue South and address a portion of Ash Street.

- Community amenities will consist of a fitness room, a terrace-level library featuring private working pods, a pool deck (with a saltwater swimming pool, an entertainment bar and a garden) and a “sky lounge champagne bar” including private seating areas, a fireplace and an outdoor amenity deck offering views of the skyline.

- An $85,000 permit has been issued to Tiny's Construction for demo of the existing two, non-historic 1 story structures on site.

This is the small home at SW corner of Ash and 3rd Ave. South (on NE section of the Broadstone site) that I believe is historically protected:

What is that little home? Is there a business in there...do you think the building will ever be improved? Seems odd for the location

If that is the house on the corner of 3rd and Ash, I think it is a STR. The building is at least a 100 years old and I think it dates back into the 1800s, but not sure. You have to realize the other remaining buildings in the area all date back well into the 1800's as well. So they were there long before anything in that neighborhood.

Metro online property records take the property back to 1912, but the building could be older.
