 Nah.  The first renderings showed a stucco structure atop an external parking pedestal.  It’s living up to its poor design.

No Retail. All residential. Ground Floor along LaFayette, 4th and Ash will be lined with units. 2nd floor will have  4 units facing 3rd Ave and third floor will be all parking. Residential units covering all the floors above this.

Did it previously include retail and just get changed? Only saying this because the name of this page states it'll have ground level retail. Totally believe you! I'm just a little confused LOL. It's definitely a missed opportunity considering how much street frontage is used:tw_bawling:

This project was always pretty vague on what they were doing. Even when it was announced it was announced with very little information. The retail component may have been an assumption that was made based on the amount of frontage. Looking at the ground floor plan, it probably would have taken a decent re-design to get retail to fit. So many of these multi-family buildings put "retail" slots in the ground floor, but often they sit empty because of either cost per square foot is too high or the space is just too small/not ideal for a retail group to come in. The depth of an apartment really is not ideal for retail, especially when considering the front of house versus back of house requirements. There are only so many coffee shops or small retailers that can manage is tight quarters.

I wouldn't say that. This one has some quality materials on it. Lots of brick that will transition to fiber cement up high. No stucco thankfully.

OMG they value engineered down to fiber cement LAP SIDING?!? Fiber Cement was called for on the elevations we saw, but no designation was made between panel and siding, so maybe this was their intent the whole.

This does not fall into a redevelopment district and looking at the "high quality" material list in the DTC, fiber cement siding (there is a difference between panel and siding) is listed as an approved material. We will see how the finished product looks, but I am not pleased as of now haha
