New details, renderings emerge for Circle South office tower.  

Lincoln Property Co. and Mirasol Capital's 30-story Circle South office tower is under construction at 410 Eighth Ave. S.

SoBro’s Circle South office tower is poised to open in 2024, and its development team is unveiling new details. 

The 30-story building, one of two planned for the site, is owned by Dallas-based Lincoln Property Co. and Mirasol Capital. Charlie Gibson and Stewart Lyman, both from Cushman & Wakefield, are marketing the property. Gresham Smith is leading design, according to previous reports from Nashville Business Journal. 

If Circle South, which is currently under construction, stood today, it would be the third-largest office building in the city, trailing only downtown's UBS and AT&T towers. 

Here are the latest features proposed for the 580,000-square-foot office, according to marketing materials:

• Public “pocket park” with reflection pool 
• 35,000 square feet of rooftop amenity space
• Lobby bar and three dining options
• 160-seat conference room
• 3,100-square-foot fitness room with lockers and showers
• 3,800-square-foot lounge with an indoor and outdoor bar

The office project could cost at least $250 million to build, according to previous Nashville Business Journal reporting. It would sit on the northern part of the two acres that Lincoln Property Co. and Mirasol Capital control. So far, the two have spent more than $40 million on land near the Korean Veterans Boulevard roundabout. 

Notably, Mirasol holds the private equity arm of the Winn family, which includes Stephen Winn, the Texas billionaire who created rental management software firm RealPage.

On the southern end of Lincoln and Mirasol’s site, the two companies are planning a 19-story residential tower with 261 units. Dwell Design Studio (Atlanta), Hawkins Partners (Nashville) and Ragan-Smith Associates (Nashville) are involved in that development, according to documents.

Pretty cool being the 3rd largest office tower.  Wow but at a quarter of a billion dollars.  I still compare pricing to Raleigh's RBC Tower (33 stories) which cost $100M (in 2008).   I guess that was a long time ago!

We will know once they extend the construction fences to the rest of the properties. They already have large equipment on site.

They’ve also got quite a bit of materials on site, looks like what they would need to get the sewer/storm water work started.

If this project, along with the Ritz and Any others in that area , are waiting on Metro to finish the sewer project. It could be a looooong wait. Snails move faster .

While the sewer project is moving slow, it is in the best interest of these developments to wait on the sewer to be done. From a leasing/sale standpoint I'm sure developers would hate to have to explain the project to tenants once they are in the building. Additionally, the project is modernizing a very old and outdated sewer / storm system, so having these structures go up with the amount of water that will be used having a new, much more reliable system in place is almost a necessity.

Yes indeed it is best for them to wait, understandably so. Just was saying that , not to expect actually seeing construction of these projects anytime soon.

Oh really? OK, that makes sense. 

How much time do you think it will take the city to complete their upgrade part before construction can start on this project and the Ritz-Carlton? If it takes longer than a year, I imagine these projects could be in jeopardy of not being built right now....?

Granted I know zero about construction, my question is given the multiple year buildout timetables of these circle projects, why would they have to wait for the sewer work to be completed?  Why can't the work all happen concurrently?  Again, be kind as I'm quite ignorant to any and all things construction.
