smeagolsfree 18396 Report post Posted January 8, 2020 I know we are a full week and a half or so into the new year, but I did want to give you guys a chance to throw out your predictions and your wish lish for 2020. Lets keep it in the possible and real and not the fantasy please. My predictions are as follows: -New announcements of between 7 and 10 - 20 plus story buildings. This is not counting the ones we may know about such as Circle South and previously announced buildings. -Three to five major corporate relocations and expansions of 1000 jobs plus. WISH LIST Some kind of regional transportation plan implemented by the state. As always, the start of a new tallest building. downtownresident 4522 Report post Posted January 9, 2020 Predictions(assuming the economy holds): Cooper announces transit plan which focuses on sidewalk improvements, bus system enhancements(including a shift to a more grid based system vs. hub and spoke), and intersection improvements. Long long shot of including dedicated ROW BRT along the pikes out to the 'burbs. Oracle officially announces campus at River North. Amazon officially announces additional hiring, and we get a finalized plan for office space in Nashville Yards. The rumored 40 story shrinks to between 20-30 stories. Circle South unveils their plans, and an unforeseen(financial?) corporate relocation is the main tenant for the office portion. The office portion will be tall, but will fall just short of being a new tallest. BNA sees an announcement for an additional flight to Europe. Will likely be a Delta flight starting around the time their new expanded Sky Club opens. BNA continues to grow, but will average under 10% growth year over year(assuming the 737 MAX continues to be grounded), and falls just shy of 19 million passengers. Swerdling's plans for the hotel finalize at 2nd and KVB, and construction starts late summer/early fall. A minimum of 10 new 20 + floor buildings announced. Wish List: The state announces a regional transit system that includes Commuter Rail or ROW dedicated busses out to Spring Hill/Murfreesboro along the interstate corridors. The cities would build park and ride facilities and offer limited last mile transit that ties into the system. The 4th ave/2nd ave railroad crossing gets fixed, with a new railroad bridge built. Cummings Station starts on 1st and 2nd tower. The south end of Sobro see's announcements for both mid-rise and high rise buildings to expand the skyline closer to I-65. Redesign of the Jefferson Street, John Merritt and Ed Temple Blvd intersection to improve the approach and appeal to the Tennessee State Campus. Would love to see one of the gas stations closed and the other relocated to the opposite empty corner lot. Redevelop the area along Jefferson Street near I-40 between D.B. Todd and Ed Temple Blvd./28th Ave N. with low and mid-rise buildings to create street level shops, residential and small office suites. This would help to create a college park like area for Fisk, Meharry and TSU. The area should include a neighborhood sized Target, Walgreens or CVS, national chain restaurants and local restaurants, possibly a hotel brand like Hilton Garden Suites or Marriott Courtyard. Redesign of the south portion of the I-40/I-65 loop to better handle the flow of traffic (sky ramps or an upper deck may be the solution to move traffic that is not exiting into downtown). Announcement for the first of several buildings to develop the East Bank between Jefferson Street and S. 2nd Street (to include the elimination of all industrial sites in the area, truck stops and all surface parking lots that could be converted to parking garages to create more green space. The truck stop could be moved to the Trinity Lane area) Enclose Nissan Stadium (Nashville is missing out on major sporting events like the Superbowl and the NCAA Final Four. All the car dealerships on Broadway either relocate to free up land for more appealing development, or reduce their lot sizes by building garages to create more urban friendly car dealerships. The property bound by Broadway, West End and 17th Ave South (The Triangle) is developed with a prominent office tower with a colorful LED display for either visual art effect or commercial advertising. I'd prefer the visual art effect. Disney, Universal Studios or Six-Flags announces the development of a new theme park in or near Nashville. markhollin 92781 Report post Posted January 9, 2020 Predictions: - Unico announces plan for major 40 story tower just north of One Nashville Place (R2D2 Building) - A one or two tower project gets announced for the Exxon site at Broadway and 12th Ave. South - Music City Center expansion announced for First Baptist’s lot at Demonbruen and 6th Ave. South. - Sale of the MDHA lot at SE corner of Hermitage Ave. and KVB to major developer for another 30 story tower - Pizzuti announces a 20 story office tower for NW corner of Lea and 4th Ave. South - Gettys Group announce plan for 10 story project at 460 James Robertson Parkway - Comfort Inn (11 stories) on 14th Ave. North just north of Church St. is resurrected. - A project ranging from 6 stories on north and 18 stories on south (probably hotel/entertainment mix, still could be House of Blues complex) announced for block along 1st and 2nd Ave. South, along the northern edge of Seigenthaler Pedestrian Bridge. - Highlands Development begins leaking plans for TheTennessean site (at least 3 20-25 story towers) - Plans for another 10-15 story residential project announced for the RJ Young site at NE corner of Division and 9th Ave. South in The Gulch. - Several 10–15 story projects announced for just NE of Nissan Stadium along Woodland St. - Several more major financial firms announce relocations from NE to Nashville. - More relocations of other corporate HQ's from west coast and maybe even some rust belt cities. Wish List: - Major tower (50-70 stories) on the garage/surface lot site at NE corner of Commerce and 5th Ave. North - Tony Giaratanna somehow gets things worked-out for the 750 ft. I think that the prediction and anticipation for 2020 got thrown out the window because of COVID, so hopefully we can start 2021 anew. I really do not think year will be as strong as we hope it will be as it will be a slow start but will pick up as 2021 moves forward. The efficacy of the vaccines will have a lot to do with how things happen, IMO. No, this is an area that has sort of been on my watch list for a while and is a natural progression from the WeHo/Fairgrounds area. The area that fronts Craighead & Nolensville is a perfect opportunity for a developer to have a very ambitious project there. I am unsure if it is in a opportunity zone or not, but I have had my eye on that land for some time. It was quitclaimed to the Kornman Investment company in 2003. donNdonelson2 6074 Report post Posted December 4, 2020 (edited) My wish for 2021 (and beyond) would be the announcement of a new, high tech performing arts venue to replace the aging TPAC. This venue could provide better access to patron parking and dining than the current location. In my dreams this would be a part of a project that would incorporate restaurants, retail, office, and perhaps even residential (and the Reed or Beaman properties would be good locations). Photos are of the Eccles Theatre in Salt Lake City, which was developed at a cost of $116 million and opened in 2016.
