I do not think that there are enough Airbnb's to impact the demand for rental. It would take crap ton of daily rentals to drive the rate to any significance. 

 

Our issue is wages and the cost the build has skyrocketed in the past 5 years.

Despite the city previously objecting to this height of this project (due to their 'step down' approach to building height as development moves east from the CBD into South Eola and arriving at Summerlin Ave) this week we got the notice attached below and it seems "Vive on Eola" is back. This notice isn't for a city meeting, it's a community meeting directly with the developers that requires registration for access by reaching out to [email protected] It should be interesting to hear their pitch to the community after nearly 2yrs since first being reported.

Have to wonder why the meeting is going to be held the day before Thanksgiving, is their goal that not many will attend due to the holiday, travel, etc.? Seems to make the purpose of the meeting an attempt to show the city that they reached out and 'had no resident objections'.

Whether you live in South Eola and would be affected by this project, or just have an opinion one way or another, consider registering to join the meeting. Just bc someone doesn't live in the neighborhood doesn't mean you couldn't have some good insight into the pros & cons of a building like this. Obvi once the project is fully approved by the city we'll have missed our chance to give our input. We've seen this happen with multiple developments in recent years, where residents have voiced clear objections with other projects only after the process is beyond reversal. Thanks everyone!

This looks like one of those prefab modular developments which are quite en vogue right now.  The design process doesn't involve much.  The composite modules are built in a factory somewhere off-site with the dimensions of a shipping container, hauled to the site, and stacked on top of each other.  That weird structure in the center which awkwardly sticks out seems to indicate modular construction.  Unfortunately, the end products from modular projects are consistently ugly on the exterior.   I don't know why these prefab developers can't just add a little design sizzle to the exterior without the buildings looking like they were designed by a bunch of 8-year-olds who still haven't picked up all of their Legos off of the floor.  if I was at the meeting, I would spank everyone involved.

How tall is it? It looks similar to the previous project that was approved.

Idk what was previously approved, but found this today looking for info to take into the meeting: https://bit.ly/VivePDF It basically says that bc 101 Eola was approved for 192 units and only built 146 they will transfer their remaining 46 units to the developer for this project. So this will have as many units as 101 Eola in half the lot size. Amirite?

I walk past this property at least twice a day and I'm very anxious for it to be redeveloped but this looks really bad.  It's just a big parking garage with some units on top.  The driveway locations look good but the building is terrible.  They should at least move the tall part of the building to the west side of the site instead of the east side.  The 520 project looks great along Eola Drive.  Hopefully, the City has them put units on Eola Drive instead of the parking garage.  I wonder if they even met with staff before coming up with this.

The game is up. In the last 22 years, the National Debt has risen from.5.6 trillion(End of Clinton) to 30.5 trillion today.   Money will become more expensive and only the best of breed will go up. I think all projects that have not started will no longer be viable.in this current climate. 8/15/1971 was a terrible day.
