Fountain Vu 5 [Under Construction]

Five-Story, Five-unit,   contemporary Townhome building with a maximum elevation height of 57.5 feet located in the Lake Eola Heights neighborhood. 
330 Broadway Ave. & 245 E. Ridgewood St.

The townhomes will be approximately 4,100 SF each and come with two-car garages and  terraces on the top floor offering views of Lake Eola and the Linton E. Allen Memorial fountain.

This project has begun construction and they are currently forming the foundations on the project site just northeast of Landmark I:

Since they put the full name of the fountain in there, I wonder if they’re angling for a loan from SunTrust...

It seems sort of heavy for that block but maybe it will grow on me.

I've been staring at these floorplans for a few minutes now and I cannot for the life of me understand the stairs between the 3rd, Landing, and 4th level.  Other than that it looks more office-like than townhome-like but I guess that's how things change.

1st floor, straight run- must be 10 or 12 foot ceiling height. 2nd floor 90 degree, 3rd straight run. But, you're right, the landing to 4th is odd. It looks like you walk to the other side of the building to go up to the landing from the 3rd then walk back to the other side to go up to the 4th where there is a 90 degree at the top...?

I think the "landing" is like a halfway area between the floors because the living room ceiling height is 14 feet and the kitchen doesn't need to be that high. So they created a  halfway type space  that could be useable space like a loft office,  etc. along with open air "Florida room" that can be used like garden space.  Its basically there to accomodate the unusually tall living room height on the floor below.

Only way i'd buy a townhome with 4-5 stories is if it had elevator (which these do apparently). Even then it has its own problems.

How exactly do these have a view of the fountain?

There is a loading dock/parking lot to the east of Landmark I.  This land will not be developed for the forseeable future, as it is part of Highwoods parcel, provides access to the existing building loading docks and freight elevator, necessary retention swales, and a couple of GIANT oak trees in the middle of it.

They'll be high enough to see the fountain from the open terrace off the master.

That said, that master is gonna be awfully dark since the only light into it is coming from the south (which is blocked by Landmark on the west).  I guess the master closet windows will help?

Probably higher. I honestly have no idea what the market for a 4,000 SF plus 4 bedroom townhome is. It's the same developer as Samsara, and they still haven't sold all Samsara units, despite the historic charm of them.

Yeah maybe, $1M would be ambitious but I don't remember any on townhouses in downtown with elevators. Great spot to view the fireworks too.

      Renovation of the existing property includes 77,000 SF of office/coworking space and 12,000 SF of ground-floor retail, 3,700 of which is slated for restaurant fronting the corner of Orange Ave and Jefferson with outdoor seating area. Updated facade will feature modernized design and lighting including Corten Steel focal point for main entrance and signage on the corner. The project is being developed by Third & Urban with local assist from Foundry and architect for the new construction/reno is Smith Dalia Architects. Demo will begin September 2019 with reno expected to begin November 2019.

      Bunglaower reports a 13-story multi-family residential tower is being proposed for 108 E. Livingston Street called Magnolia Rose. 
      The proposed 320 unit development would also include space for six parcels of ground-level retail. The plan, submitted on 4/20, calls for the City to abandon a section of North Rosalind Avenue, which translates to approximately 77,982 SF of right-of-way, to host an adjoined five-story, 395-space parking garage.

      I wanted to post a thread on this to see if anyone else was interested, curious, or knowledgeable about prefab homes.  My girlfriend and I are considering either a major addition to our home or demoing the structure and building a custom home.  I understood prefab to be better built due to the ability to build in a controlled environment, but also cheaper due to the economies of scale achieved by building similar homes in one location.  This would be especially true for the modular homes.  However, I am finding many of the prefab homes are priced in the $350-$500/sqft. range, excluding land costs!  One company (Turkel Design) gave me a quote for $143 for site work costs, which would include running the plumbing, electrical, installing the cabinetry, etc.   The materials (drywall, cabinets, counters, appliances, etc.) come as part of another $150,000 line item for the budget.  The big issue I am having is comparing apples-to-apples.  How do I confirm what a comparable house would cost to build on site?
      Does anyone have an personal experience with these types of homes or projects?
