This stretch from basically Vanderbilt to Cumberland River is going to be amazing, especially if the Reed property takes off (that will be a mini Nashville Yards). All that is left is the Bee Man property.

It has not started, as they were only doing core drilling at the site. It has a long way to go before it gets the green light.

Some more details on Avalon Midtown:

- Will be 28 stories.

- 310 room hotel instead of residential

- Secondary structure will contain 90,000 sq. ft. office space

- Retail space has been cut down to 15,000 sq. ft.

- Garage will have 896 car capacity

My gut is telling me they may switch back if it is build at all. We do not know if they have a development partner and Vastland will not be able to go this alone.

From today's NBJ:  Asked to clarify, Vastland's owner Mack McClung called it a "hotel/condo-resi building." In an email, McClung added: "The plan is to operate as [a] luxury, all-suite, heavily amenitzed hotel with guest suites twice the size of typical/traditional hotel rooms being built in the market."

Translation:  We will be able to convert this to apartments or condos if the hotel business never comes back.

The Metro Planning Commission approved the rezoning of the site for Avalon Midtown, and its official address will be 1719 Hayes St.

An early 2021 groundbreaking is planned for Avalon Midtown with some adjustments:  It will now be 25 stories instead of 28, and there will be 50,000 sq. ft. of office space as opposed to 100,000 sq. ft.  A new rendering is below.

Too bad on the height reduction, but unbelievable that a 25 story building will be built fronting Hayes Street.

I guess this one may break ground when they said. I had forgotten they were targeting a 2021 groundbreaking. 

Seems as if there may be more cranes rising than we thought in the coming months.

Smeags, how do you find out if a project is fully financed or not?  I get how you're getting the zoning and some of the construction schedules from that. But do they tell if one is funded, or how much, or do you just use process of deduction?

Many times when checking the Register of Deeds, the deed of trust pops up as a construction loan and it gives the amount financed and the bank.

If they say it is a 80 million dollar project and the loan is for 80 million, well there you go.
