There are so many nice low/mid-rise buildings like this going up all over the city (the past 10 years) that it makes my head spin.  Really improves the quality of so many neighborhoods.  I realize some are hit or miss (you know who I’m talking about)…but most add an improvement to the city.

The mid-rise buildings were something we were way behind our main peer city Charlotte for some sometime with. I do think since 2010 that numbers and quality of these projects have gone up, there were some hit and misses. I will say after going to other cities like Charlotte, they have had their share of misses as well. The problem is not unique to Nashville as developers get in and get out after making a fast buck. It is a lot harder to do now with the cost of real estate, so that keeps some of the less desirable developers out. There are still a few that use substandard materials and designs and seem to get away will anything they want.

It takes Metro and the Council to step up to the plate and make sure there are design standards for specific projects that seem to happen here and there.

The retail tenants and layout at Modera Gulch is going to be quite impressive.

I'm really excited to have an arcade type frontage for these retail slots. Having the setback on the ground floor at both Division and 9th will have a really cool effect on those storefronts!

Looking at the sidewalk plan from the Landscape drawings this will have one of the better street activations we have seen recently.
