Smokeless tobacco, very doubtful as they are still pumping money into that place. The dairy could happen, but I have not heard a word about it. It just recently sold.

The Goodwill campus just built a new building there too. They could be persuaded I think, but with the tobacco plant right there I doubt they will move for a while.

Hines has purchased another 17 parcels totally 4.53 acres  (mostly in the northern section) of the 11.1 acre footprint for the future Reed District site for $32 million. There are a total of 32 parcels on the site, and Hines has 21 of them now.  Most of the remaining 11 front Broadway, and are the ones that will fetch the highest prices, perhaps another $70 million or so.

I would not look for the rest of the parcels to be sold until the Subaru dealer gets their new facility built and they move out. SO that is probably a year away at least, but this is now moving forward.

I am Sure there are already some renderings floating around as I have spoken to some folks that have seen them but getting hands on them is another thing.

I would look for permits to be issued for the new Subaru dealership to be issued soon and that to be moving forward soon. I am very positive that Hines and Martin Automotive have already come to some preliminary numbers they can work with as far as a buy out number, otherwise Hines would not have moved forward with the purchase of the first round of properties.

Again guys I look for this to be a phased in project and not all of these buildings will be going up at once. This could be 2-4 phases over 10 years, IMO.

-Hines in conjunction with Barings ($387 billion global investments manager) announces the 2.7 million square feet total project of 8 new towers plus the Coca Cola Building.

- Phase One starts 2nd quarter of 2023

    1) 300 unit apartment tower

    2) 300,000 sq ft office tower

    3) 250 room hotel

    4) Adaptive re-use of 100,000 sq. ft. Coca Cola Plant on Church Street into creative office space and destination lifestyle retail

    5) Activated green space which will be centerpiece of entire project will be on the north side of Hayes St.

It is unclear which of the buildings in Phase One are located where in the aerial renderings below.

Enlarging the aerial render shows the following floor counts:

Largest tower: 44 stories
2nd tower along Broadway: 29 stories
3rd tower along Broadway 20 stories
4th tower along Broadway 20 stories (at 16th Ave. North)
Tower at 16th Ave. North and Hayes: 32 stories
2nd Tower on Hayes Street: 25 stories
3rd tower on Hayes St.  at 15th Ave. North: 25 stories
Smallest tower on north side of Hayes Street: 8 stories

It appears there will be a new street running north/south from about 1/2 block west of 15th Ave. North between Broadway and Hayes St. that will dead-end into the green space on north side of Hayes.

No word on the architect, civil engineer, contractor, etc.  Also, no word on when final parcels of land along Broadway will be purchased (will most likely be in the $100 million range).

Well there are at least 7 towers and maybe 8. Its hard to tell if the one tower that fronts Broadway is one large tower or two, so we will have to wait and see.

They may be able to start on portions they already own instead of the parcels along Broadway. These will include the parcels on the south side of Hayes, which has been getting a lot of attention lately.hhhmm!

Comparing it to the Conrad in the rendering, which is 409', it looks taller than 415' IMO. I'm not too good with measurements and accounting for elevation changes, but that's my guess. Any other guesses though?

Fair, although Hines could be telling the renderer to make it look taller. 

I'm 5'10" but my dating profile said 6'2" in my single days...
