Update from Nashville Post today:

- It will, indeed, feature an 11 story structure

- 6 story apartment structure

- 5 levels of parking

- Adaptive reuse of the existing bow truss warehousing

- Final approval for site plan being sought at Jan. 13, 2022 Metro PlanningCommission meeting

Some updates to the plan:

- Four phases including  6 story, 7 story, and 11 story residential structures (no word on amount of units), and a 7 story boutique hotel featuring 160 rooms.

- It appears that most of the office space concepts have been removed from plan.

- Reworking/adapting of the bow-truss warehouse still included.

- A preliminary specific plan has been filed with Metro Planning.

According to the revised documents we have gone from 112,000 SF down to 72,610 SF. So we lost about 35%. Not bad when thinking office is a tough build at the moment. We also added 35 hotel rooms. 

Overall though, the project has actually GROWN since the 2020 ordinance.

Phase 1 primarily consists of the adaptive reuse of the existing warehouse and relocation of a separate warehouse structure.  The adaptive reuse of the warehouse will also accommodate a 7-story 160 room boutique hotel in a future phase.  The warehouse will feature a 600-seat event space (reduced from 800 in the previous plan), restaurant, retail, and creative office space.  The relocated warehouse structure will house a proposed 2,400 SF food and beverage commercial space.

Phase 2 consists of a 12-story (max) mixed use building which includes 245 residences within 7-stories and a 5-level (max) parking structure.  It also includes retail and restaurant space.





Phase 3 consists of an 11-story (max) mixed use building which includes 245 residences within 6-stories and a 5-level (max) parking structure.  It also includes 16,610 SF of creative office space.Phase 4 includes 4,000 SF of mixed-use.
