Yes - I think that the Charlotte market has matured to the point that the Pandemic may only slow the growth but there will still Be Developers trying to build and come out ahead once we’re back into a period of a new economic growth cycle.  This Site will be one of the first major office buildings in that new cycle.

The wood detailing at the one corner looks awesome.  But why is the parking deck so freaking big?  It's literally right next to a light rail stop...

I'm a little torn on this one.  On the positive side, it is a great office building squeezed into a parking lot that is a terrible use of space, it provides good density, and it has a modern sleek design.  On the negative side, it looks like there is a ton of wasted ground floor space.  I wish it interacted a little better with the lightrail station and it sort of comes across as a massive monolith which doesn't really blend with its surroundings.  Also that parking deck has to be the size of an entire apartment complex. . . I mean sheesh:

Really bothers me that we’re getting this size of parking infrastructure at what is probably THE most prime transit accessible spot outside of uptown. East/west is the busiest light rail stop outside of uptown and the blue line termini. 
 

If this is the type of development we’re getting directly fronting our transit and rail trail assets, how can we ever hope to evolve away from car dependency in this region?

Its extremely disappointing to continue seeing large parking structures being built through out south end and uptown. I get the need for some parking, but the city is shooting itself in the foot . Encouraging cars like this goes against vision zero, climate goals, transit goals, and any sort of good pedestrian street presence. It just goes to show that the city is all talk.

I notice the building has a "jump lobby" which I assume means the lobby is far above the street level. However jump lobby can connote other, uh, issues.

^This.  And I hate seeing some of these massive buildings going up in South End that are overwhelming the historic structures nearby.  It's going to hurt the character of the neighborhood, which is what attracted people there in the first place.  That said, the current parking lot is a waste and I would rather see something, with retail, fill that space than nothing.

Looks like 900 parking spots. If we assume 250 square feet of office space per worker, there are ~1,500 employees in this building so they are assuming 600 people (40%) will take other forms of transit like the light rail to get to work or park somewhere else. That's in a county where 3% get to work by transit.

Charlotte is an intensely car-dependent region.  Shifting away from car-dependency will be a multi-generational effort, and I might be the only one to actually see progress in the fact that the ratio of parking spaces to workers, in this project, is less than 1.  I love Munich, and would love to see every parking lot in center city Charlotte covered up with buildings whose architectural features leave out any and all accommodations for cars.  But I don't think we're there, and if we tried to force it, well then we should get used to parking  lots like this one remaining parking lots for the foreseeable future.

Let me preface: I don’t love the aesthetics of parking deck platforms. But this is incorporated into the building’s height, screened well, and has street level interaction. Everyone LOVES the lending tree/spectrum deck because of the screening... but that’s just sitting there and takes up half a block. This is at least a narrow lot and that adds to the garage height.

I know we need to push to do better and move away from car dependency, but this comment nails it and puts this project into perspective. Seems like a step in the right direction to me.

In pre-Covid life...I doubt many of you that are so vocal/borderline whiny about this deck walked, biked, or took the light rail/bus lines to work. Most of you probably have a car in your driveway, or it’s currently in a parking deck. Most of the citizens who work uptown have to drive to get to uptown, or to get to a light rail stop. So unless you live within walking distance of uptown or the Blue Line, or you take the bus everywhere... I’d recommend you practice what you preach before you start criticizing a project that many cities would clamor for. God forbid a private developer try to ensure they provide parking for 60% of its tenants. This isn’t NYC.

at this point it is spec and they plan to go forward that way even if no tenants are signed before groundbreaking.  Shorenstein is some DEEP pockets from California

FWIW I did bike or take the light rail to work before covid, and I don’t even work uptown. 
 

However it’s kind of chicken and egg to me...you’re right this region is almost impossible to commute or live in carless. That doesn’t mean we shouldn’t want/advocate for better!

I love the way this building looks in the renderings. I just hope that the renderings are true to life and that the parking deck covering is all or mostly opaque. With such a small lot you can only fit so much retail on the ground floor, especially with the parking deck entrance and any additional mechanical or service corridors that the building requires.  The fact is contains any retail on the ground level at all and instead has a sky lobby is fantastic.

If you look at their leasing brochure they have a good bit of retail all along the Rail Trail

and the actual lobby or jump lobby is quite small facing East Blvd.

Agreed! My point is the vast majority of workers have to drive because our transit infrastructure is lacking and most value convenience behind the wheel. We’re not at a point where you can build a tower like this in a sub-market (south end) and expect office tenants to sign on without parking being a part of the lease. But I hear you and appreciate your efforts to cycle and utilize the light rail. We bought in optimist park specifically for that convenience and opportunity.
