Albion, 21 stories/270 ft, 415 residential units, 5,650 sq. ft. of retail, 364 car garage, 645 Division St.

A 21 story residential/office tower will be built on the 1.3 acre site at 645 Division St. (in between Frugal McDoogal and The Haven), and butting up against the I-65/I-40 interchange on the southern loop.  Chicago-based Albion Residential is under contract for the site at $15.5 million. Tim Reynolds is selling it for a handsome profit on his $8.9 million purchase in 2018. 

There will be 430 residential units, 29,650 sq. ft. of office space, 5,550 sq. ft. of retail, and a 364 capacity garage.

The Metro Planning Commission will vote on a rezoning to allow for the development on Thursday, June 25.

This is one I had mentioned to you guys a while back that there could be another big project in the Gulch. I had it on the map as Its a Secret but no one caught it. Every now and again there are little Easter eggs hidden if you look.

It was just a surprise it came in at 20/21 stories. The top floor is counting as one floor even though those are two story units, plus the roof top.  Total height 272'3"

We will see if all of these projects get built. I will say I saw a housing forecast for cities that would be hit hard by the C Virus and Nashville was not among the 51 I saw.

I think Nashville will actually fare well among larger cities post-COVID. For several reasons, not the least of which is the relatively low number of fatalities and the strong healthcare infrastructure there. Just to be sure (as I've been guessing the location of Kelty's pre-fab TRAVISty), this is next to that? 

This tower will not be very tall, but it will add some interesting curved lines to the skyline from the south.

Some angles really remind me of a taller version of the OG Virgin Hotel design-

And I mean that in the best way possible, I really like the look of this one!

Decent enough design, but way too short. Double the height and it will make a nice addition to the skyline.

The design is nice.  It doesn't look like it will be as tall as the Omni the way the horizontal designs are placed.  It will stand out as you drive north on 65.

Is that location in Pietown?    If I recall, wasn't this the location of a proposed multi-tower development years ago, also from a developer out of Chicago?

I like the split tower design.  It would be much more striking on the skyline if at least one of the towers was at least 30 stories.

A 20 story building in that location will still have a strong visual impact when traveling on I-65 northbound and as you travel along the I-40 loop

If you're talking about the proposed (then cancelled) multi-tower development that I think you're talking about, then it was on the other side of the railroad tracks from this one - bordered by 6th, Mulberry, Vine, and the Division connector.

This is pretty awesome, but won't it completely block the view of the skyline when coming northbound 65 into town? Broadwest did kind of the same for 8th avenue headed into town.

If you think about it, Frugal MacDougal's is really the anchor retail establishment for this neighborhood.  I really enjoy shopping at that store!
