The East Downtown / Innovation District is basically east of Main Street and South of McBee.  I thought the other border was the Church Street bridge, but if this project is included in that ideated district then I suppose it extends past that.

According to Prescient this project is very much real. Expect to hear more on it soon. Coronavirus has caused a planned construction timeline to get delayed though.
