Yeah...that would seem smart to build this one first to have parking...and use 900 as staging....then build 900 knowing you have parking across the street if anyone wants it.

With 900 Church going up first, where do you think the staging area for 801 Church will be?  Running out of options in that area.  Perhaps some of the surface lot north of the Downtown YMCA (access could be challenging)? Or perhaps part of the surface lot at Church and Polk? I can't see Nashville Yards being particularly helpful, and the MGM/AEG will be significantly underway across 9th Ave. North at that point anyway.

That was my thoughts. Running out of space for lay down and staging. Paramount was going to run into the same issues. If they were to close 9th ave, that would be challenging as I know those buildings just to the south all have access along 9th. This project could prove to be a logistical challenge with a lot more night work in order to use the roadway. Another option is they go Modular with structure in order to ease the on site logistics. A great example of a building in a core doing this is the Leadenhall Building in downtown London. Granted London is way more dense than Nashville, but the site was very tight and the modular/pre-fabrication effort proved to be very efficient and very beneficial to the project.

Remember any parking lot can be used as a staging area. As long as the parking owner is reimbursed for the amount of parking + extra then there are several lots that are owned by the Carell family that could be in play. The lot in front of the old Ben West Library comes to mind as an obvious choice. The also own the lot right behind Hume Fogg HS. Close enough to work too.

I do not think all of the buildings in N-Yards will be under construction by the time this one starts, so there are options there as well. It is a matter of who wants to make some money and how much money has Tony built into the budget. Plenty of sites available as we are not NYC.

Here is the document detailing how much bonus height 801 and 900 church will be receiving as a transfer from the Cohen building. Of note, the letter from Barge indicates that these buildings are being developed as companion buildings, and are considered to be a single site by the DTC.

Am I reading that right that you can transfer bonus height from another property you own if the height is lower on that property than what is allowed?

Yep! Tony is going to preserve the Cohen building and transfer the rights from that property to this site.

It's really no different than what many of the supertall, skinny skyscrapers in NYC have done, which is stacking purchased air rights from nearby structures.

This is new for Nashville. The first transfer of bonus height was done at the Gulch Union site from one building to another and this would be the second transfer of BH. At least as far as I know.

The question always remains of why there is a height limit of 30 stories anywhere in that area?  It makes no sense to me.

Any news on this one (or two)?   One site has 900 listed as “under construction”.   Are they both pie in the sky, likely, certain, or actually starting?

I have no inside scoop, but until construction equipment starts arriving and staging starts, I think they are both iffy, mainly due to the current economic uncertainty.

The reason 900 Church is listed as UC is that they have pulled a 3 million dollar foundation permit.

The first post on this thread mentioned the drawings for this project were at least 9 months behind 900 Church so until you see movement on that project I wouldn't expect any significant news on this one.
