My projection on what the final project will look like...

Sorry -- here's the summer look. 

Not the clearest rendering, but plans call for a 24 story Apartment/Hotel tower. Initial concept allows for up to 380 rental units. hotel could be 130 rooms Up to 200 rooms depending on the hotel.

I'm not seeing a realignment.  Lake Ave. has jogged like that for.... years.

Lake Ave. is currently located east of Westminster.  This proposal shows it moving to be west of Westminster.

See attached, Westminster is looking for an abandonment of Lake and part of South. Would allow traffic from 408 direct access to Monarch’s garage, also planned on Lake.

Liberty Ave is to the west of Monarch, isn't it?

Of note, "A density bonus is being sought of 200 residential dwelling units per acre to allow a maximum density of 400 residential dwelling units per acre and an intensity bonus of 1.0 to allow a floor area ratio of 4.0 where 3.0 is the max. allowed. "

I wonder if that 375’ height might be a mistake. If you look on the map, that is above the max height for the site and it also doesn’t appear that tall in renderings. Possibly the 375’ is the above sea level number making it about 281’ from sidewalk.

At around 28 stories, that sounds about right.
