Ryan Homes has applied to annex 52.3 acres at 443 Alcove Road into the Town of Mooresville. The site near Lake Norman is being targeted for a large residential project, Mooresville documents state.

It appears an active homebuilder in the Charlotte region is targeting a site near Lake Norman for a large project with apartments and townhomes.

Ryan Homes is seeking to annex 52.3 acres at 443 Alcove Road into Mooresville, town documents state. The annexation request is being made for a proposed development from the homebuilder, which documents say calls for around 350 apartments and 225 townhomes. The request is being made "for the use of Town of Mooresville public services and utilities," documents state.

Next week, the Mooresville Board of Commissioners will consider approving a certificate of sufficiency for the annexation request. The board will also consider a resolution to schedule a public hearing for the request on July 5, according to a meeting agenda.

The proposed Ryan Homes project is one of several being targeted near Lake Norman in the same area. Alabama-based LIV Development is proposing a project on a 96.8-acre site off Transco Road that calls for 615 residential units, including apartments, townhomes and small homes. And Charlotte-based The Spectrum Cos. is seeking approvals to develop a mixed-use project at 990 River Highway, which calls for around 350 apartments and several outparcels for commercial development.

Ryan Homes, which is one of the homebuilding brands owned by NVR Inc., has been a significant player in the Charlotte region for decades. According to the Charlotte Business Journal's most recent list ranking the Mecklenburg County's most active homebuilders, Ryan Homes came in at No. 4 with 348 permits pulled in 2020.

Earlier this week, NVR had a rezoning request go before the Monroe Planning Board in relation to a proposed 197-home project. That came after the homebuilder in March sought approval for a second phase of its Cottage Green project in Monroe that called for an additional 259 age-targeted home lots. Late last year, NVR and Ryan Homes had plans approved for a 410-unit townhome project in Indian Land.

thats Mooresville, Kannapolis and Monroe all their downtowns and Concord will once its streetscape program is done.  Charlotte none.

Lansing Melbourne Group plots redevelopment project in downtown Mooresville

 

Town documents show the redevelopment project calls for 150 apartments, 3,000 square feet of retail space and a 400-space parking deck in downtown Mooresville.

 

 

A developer that has been active with downtown projects in the region appears to be teeing up another in Mooresville.

On July 5, the Mooresville Board of Commissioners will consider a downtown development project agreement for Lansing Melbourne Group to lead the remake of a town-owned site. Town documents show the redevelopment project calls for 150 apartments, 3,000 square feet of retail space and a 400-space parking deck at a 1.8-acre site between Moore and Center avenues and Church Street.

 

Documents show that the agreement calls for the town to sell the property to the developers for $1.05 million. An attempt to reach LMG for more information about its plans was unsuccessful before deadline.

LMG has been active in the Charlotte region, particularly with downtown projects in surrounding cities. Its most notable activities have taken place as part of the larger downtown Kannapolis revitalization effort, where LMG has developed multiple apartment projects and significant amounts of retail space.

Elsewhere in the region, LMG is leading a series of projects in downtown Concord. It is also behind the redevelopment of a former mill building in Gastonia's FUSE District into loft apartments. LMG is based in Florida but has offices in Kannapolis and New Hampshire, according to its website. LMG is led by Peter Flotz and Kent Gregory.

Flotz told the Charlotte Business Journal last year that a downtown Mooresville project was in the planning stages. Documents show town officials first put out a request for qualifications for the downtown property in February 2020. LMG and the town have jointly developed the plan for the project, documents state.

I like their niche ring city downtown apartments where others may have overlooked.   I think the small town downtowns like to work with them too.  Downtown Mooresville has great shops and restaurants already and this can add to the momentum there.    They need to look in Salisbury too.

A company that provides aviation maintenance is establishing new operations at Statesville Regional Airport.

Today, Jet East announced it had signed an agreement to establish a flagship maintenance facility in Statesville. The base of operations will include two facilities totaling 75,000 square feet of hangar space, 40,000 square feet of office space, shop space and an adjacent land parcel for future expansion. The operations will create more than 250 jobs in Statesville and are expected to launch in the first quarter of 2023.

Had to do some business at the Iredell County tax office today and walked around downtown Statesville.  What a great downtown and this coffee shop was hopping.  Lake Mountain coffee shop inside a 100 year old hardware store.  2 levels of seating, great coffee and good prices.  Love their streetscape with extra wide sidewalks and seating areas and room for patios.  If you have not been here you should get off the interstate and visit downtown.  From uptown Charlotte to downtown Statesville is just 40 miles.
