I'm going to tune in for this tonight - looks like RRHA will be voting on whether to further an application to demolish Creighton Court. The builder (The Community Builders) will also be giving a presentation on what their plan is for the property - might have some updated site plans or renderings. Will report back...

FYI - I'm going to elevate this thread to encompass all of 'Greater Church Hill' and retire the other 2 threads I had made (Union Hill\Fairmount & Church Hill North\Oakwood). I really think only one is needed for Greater Church Hill - my mistake there. 

Once renamed I can copy some of that material over - although most of the stuff in Fairmount will be revisited naturally since those were all proposed projects and the other thread was a few pictures and was less than a page in. @Icetera would you be able to help me with renaming this to Greater Church Hill and marking the other 2 for archive if you think that is appropriate?

1. With the CAR  certificate received, a Plan of Development has been applied for the project at 709-711 Mosby St. This is the project we discussed a few months ago on the the site of the former Mosby Express Mart. Rendering attached - more renderings on prior page.

Creighton Court parcels designated a 'revitalization area' in council resolution last night - presumably to assist developer with competing for financing.

Our project at 21st & Broad is back on the CAR agenda towards end of month - the project will now include renovating the old warehouse\shop space to commercial space and condominiums and constructing 8, not 10 units on the adjacent concrete lining 21st - configuration has changed slightly.  Full application and plans are described here -

Condo project changing from a commercial one.  Not sure that I like the Broad Street parking/opening.  Wish the developer would flip the orientation.

Agreed. Previous renderings did't leave that frontage along Broad Street so exposed. I'm not thrilled that this is the final orientation of the project, although I'm glad it's being built.

Am i missing one? Of the 3 mock ups of this project I remember seeing, this current one has the most Broad St. frontage. pics are ordered chronological.

HUD has approved the first phase of razing Creighton Court.   The Armstrong Development has turned out nice so far.

"A timeline shared with residents stated relocation could begin in the summer, though Wynter said that may change. The housing authority will send residents written notices when their move is 120 and 30 days away.

Infrastructure improvements on the site are planned for next year, followed by construction, according to the timeline shared at the meetings. Residents could begin moving into new homes in the first phase of the redeveloped neighborhood as early as 2023."

Apartment building at Leigh & 26th wants to swap out its surface parking lot for 9 homes - i'm guessing these would front Leigh and maybe a few 26th on the northern lot portion.

This ended up being a lot better than i expected in my head.  Couple 3 story buildings? I pictured a garden style complex around a parking lot. Kudos to the developer for having the buidings approach the street and parallel each other along the old ROW.  I like how the buildings 'pivot' - not sure if that is due to topography or simply aesthetic but it makes for a busier, more interesting layout. And the architecture is slick! Curious to see what fills the commercial slot.

New renderings released for this project which answered the placement question for us. This project is due before the CAR at end of the month so we can expect some alterations for the final project but i expect the general massing and orientation along Leigh St. to stay the same.

This project is like the 1st cousin of the Transfer Company Food Hall and The Wares Townhomes in Raleigh, lol. The layout is almost exactly alike.
