I’m sorry, but this design is absolutely bland and is not doing it for me.  It is “affordable housing” though so I shouldn’t expect anything fancy.  I just see this becoming a very ugly building in about 15-20 years. I mean, it’s ugly now, but it will look outdated and don’t see it aging well in the coming years.

Ordinance introduced to city last night to upzone from R-56 & B-2 areas in Gilpin part of JWard to the mixed use B-6 district. This is an applicant driven rezoning for the Stallings property which we know a developer has announced an intention to develop as market rate housing. So good to see this going forward. Looks like the site will include 3 or 4 buildings similar to the conceptual rendering pictured below. The shade on the below map indicates the areas applied to the rezoning request - most of this land is vacant.

Couple stories over the last week in the Richmond Free Press...

1. Update on the RRHA controlled block between 2nd -3rd EW & Jackson-Duval NS.  This was a big update for me as I hadn't even known a developer had been selected for this project. Apparently it was over a year ago, although it looks like RRHA has pulled the plug on this due to a dispute in the land sale with the developer of the winning bid. RRHA wanted 4.2 million for this piece of land which is seems high especially given the relatively modest use of the proposal the project was awarded on. How was this not ironed out in the original negotiations? ..Too bad although maybe we can get something denser in here down the road.  Does anyone remember this project or have a rendering? - I've seen a few concepts but would be curious to see the winning proposal although it has fallen through. Mid 2019 was prime Navy Hill so the awarding of this project must have gotten overshadowed by all that discussion\planning.

Nice write up on the Jackson Place project which contained 2 apartment communities - Van Der Vyver and the senior Rosa apartments.

The Richmond Land Bank has recently acquired 20 properties in Gilpin or North Jackson Ward between 2nd and 4th and will be studying them and forming a community driven development concept over the next year for these lots. Right now, the program involves a visioning survey that can be filled out by anyone. I invite everyone here to do this as I plan on doing this this weekend. Also at the link below there is a slideshow provided by Historic Richmond of this area as well as a map showing which lots are controlled by the Richmond Land Bank(I've also included here).

More detail on the fallout from the failed Jackson Place phase 2 project. Looks like an investigation to the procurement process is underway there. The sale price and the number of reserved units? Shouldn't this have been upfront in the deal prior to awarding a bid. And what is the perspective from the RHHA here -.'...pandemic-related uncertainty gave RRHA leaders reason to reassess their plans for their real estate holdings.'  The need for housing hasn't changed - maybe they want any deal to scratch the hotel piece?

I am definitely excited about this one as a catalyst for the area.  With this one hitting the planning stages I wonder what that means for the rest on that board?  Perhaps they were looking at several locations and the remainder are unlikely or perhaps they are all also in a similar stage.

WOW! Christmas in late February!! I can't believe this one is going to get built! Let's hope this raises the  bar for development in that part of Jackson Ward and spilling south into Monroe Ward  (particularly given the 15-story apartment building slated to rise at 321 W. Grace) -- and that this will be the first of several big projects that might begin to proliferate along the Broad Street/Pulse corridor. (That gorgeous 25-story residential tower on Broad would be next on our wish list, no doubt!)

I think we will hear about the Locks 7 tower soon. Because of that i don't believe it was all the same project or project options but just some nice renderings of items being worked on recently.

This is great news!!

the 25 story at Broad \ Madison I am really stoked for , more so than the casino talk- I hope that moves forward with all deliberate speed and that council lets it go as it will need a SUP to achieve that height. But just imagine - two beautiful towers overlooking Broad St at separate ends of the Arts District - the 23 story CNB a tribute to Richmond's prosperity in the 1920's and this new one a tribute to the Richmond's current renaissance 100 years apart. Both gorgeous buildings.

whw53 - I agree 100%  I am much more anxious/enthusiastic to see that 25-story residential tower come to pass on Broad than I am about the casino developments. Having the tallest residential buildings in the city bookending the Arts District certainly would be a huge boost for Broad Street and the district itself. Here's hoping we see plans and permit requests getting filed very soon - of all the potential/proposed/envisioned buildings currently on the table, I think I want this one to rise the most at this point.
