whw53 - remind me again - what is the Locks 7 tower?  Is that the residential building right along the canal that you found renderings for?

That's the one i posted on the Capitol \Slip thread. It is a similar design to and the surrounding massing puts it at the same spot as the former Hyatt Place hotel proposal along the Canal just west of the Hat building. So we know Locks owners are interested in developing there AND if we connect the dots to the architect's resume here - http://www.nahumgoodenow.com/resume, a Locks 7 is listed as experience from 2020-2023.

Finally saw some action on this project this week. Developer Gammino has formally submitted a SUP intended to facilitate this 5 story 60 unit project w\ commercial space along 2nd St.  This is to be built on parking lot NE corner of 2nd & Leigh.  See BizSense article in quote. 

One more update this week - teeing it up now in Hermitage Rd\Diamond thread...

Yep - 2'nd street about to get dirty. What's also interesting is that the the developer that owns the 2nd & Marshall lot where the 12 story will rise also owns the lot directly across on the west side of 2nd AND the lot at the NE corner at Marshall & 1st. (technically is it is one parcel)

It really does seem like 2nd Street is blowing up the way Hull Street is starting to blow up (especially if that 12-story building goes up at 512 Hull) ... a lot of density on the way. I'm loving it!

This is probably one of the better Walter Parks designs I’ve seen them do (which isn’t saying a whole lot)!  Love the density right next to the convention center!  Now, just wish we knew when construction will start!

We've been focusing so much on the casino news that this has slipped somewhat under the radar. The 67-apartment development in the northern part of Jackson Ward has gotten the green light from City Council.

Yea, I caught up on some of the pushback the other day, some conversation in Reddit. I try very hard not to rush to dismiss ppl as NIMBY and find critique of projects always interesting but here the arguments dont seem to hold water, especially from their stated vantage point of concern for those at the lower end of income bracket which would benefit from this.

Opposition to this proposal came from Historic Jacksom Ward Association primarily or at least most publicly and stemmed from a contrast with a much older plan for the property- that being an extension of the Jackson Place project which filled a couple adjoining blocks with single family home lots, some may have been income based there.

The gist from them is that this should have been an extension of that but I fail to see how a proposal from years and years ago should hold such sway now. Some neighbors are worried about the balance of apartment units versus for sale properties it seems like, especially for lower end but I wonder how that really aligns with the pressing demand for new housing that these residents need now. BHC builds quality stuff and I welcome them in to our neighborhood. Compared to some of the other upcoming products this is relatively low key - 67 units in a low slung building , 3 stories I think and built to resemble rowhomes. Rhetoric feels a little heated for such a small scale yet much needed product.

Hello, long time lurker. Finally decided to make an account and start contributing.

 

Looking for some advice and (I think) this seems like the right place for it. I have a few rental properties in Jackson Ward that produce good profit. They're in very good condition and quality. I've been toying with the idea of selling them but just am not sure. I know I can get $320-350k for one that's close to the bridge with Gilpin and maybe $370-400k for another near Gwar bar. Would you sell? I'm curious what people think of Jackson Ward as a long term hold. Have no idea what will happen with Gilpin and how that will affect Jackson Ward. Do you think Jackson Ward will have a big "jump" in development and prices? I doubt it will be like Scott's Addition but am wondering if it's still considered by many as up-and-coming or "up-and-came" already?
