Really excited for true mid-rise density being developed around town...I do wish it offered affordable housing in the new multi-family portion of the site.  Took some screenshots from the video.

Marketing efforts seem to be stepping up.  They are finishing up a 19 story office building in downtown Raleigh now.   Here is a new marketing video

This should be breaking ground on spec this summer. Should be...  The marketing push seems to indicate they are still planning on it.

according the Ledger this morning Fallon says they will be starting early 2024 with completion second quarter of 2025.  

from the article:   ""The current plan calls for 975 multi-family units, a portion of which will be affordable for households earning between 60% and 80% of the area median income. The plan also calls for more than 330,000 s.f. of office space as well as retail space.""

975 Apartments instead of 700 planned prior.  This is getting more dense residentially which I believe is a good thing..  Is the existing Residential Tower to remain?  Have they eluded to building the Residential in phases?

I love seeing some unique architecture like this for a residential building. Felt like it was getting a tad repetitive with the South End mid-rise apartments.

975 Apartments instead of 700 planned prior.  This is getting more dense residentially which I believe is a good thing..  Is the existing Residential Tower to remain?  Have they eluded to building the Residential in phases?

It’s there in the plan. That long building next to the new one.

That square is supposed to be a “future” phase of much smaller office building, boutique i’d say even. Since this has been up in the air not sure when they are going to build this future phase as in along with the rest now or years later.

I meant the square labeled residential to the bottom left of the old Senior tower, not above. It looks like there is no separate deck which led me to believe apartment tower with podium parking

The residential plans compared to what they had on the website changed a lot (or really wasn’t set in stone yet what they were designing) and even according to hushpuppy321 the number of units changed. Not sure if they plan a tower there. Could be though, considering it’s condensed footprint.

Another 1000 units in SouthEnd. It is really adding up. I would be curious to see the density levels in SouthEnd compared to our peer cities. It might be one of the higher density areas in the whole country 10 years from now.

I honestly really doubt it it'd be anywhere near one of the higher density areas in the whole country unless you meant peer sunbelt/southern cities. The only ones I'm familiar with are Austin and Nashville and I think they're adding more residential density in their growth (particularly Austin).

South End has decent structural density, but population density will lag IMO until we start having larger households living in apartments to compete with the most densely populated areas (not saying we want that -> just a reality to place high on those rankings). These South End apartments are largely occupied by white collar professionals. A  680 square foot 1 bedroom apartment usually has 1 - 2 people that live in it.

In other areas of the country, a dense 680 square foot one bedroom apartment can be home to a family of four who does things we'd think unimaginable in South End such as separating the parents / kids area with a sheet or sliding divider, et.... I don't think we are even close to people doing that in luxury apartments in South End and would rather move to a more suburban area. I'd be surprised if many South End apartments are home to more than 2 occupants per bedroom.... just tough to compete from a rankings perspective when in other metros a similar size building might have 3 - 5 people in the same amount of space.

In the current Economic climate, I would not be surprised to see a phase of the Residential portion of this project break ground before the first Office Component does.

CBJ says this is getting started "later this year". New construction plans were filed with the city yesterday per CBJ.
