Rebuilding Second Avenue

Walked up 2nd Avenue to see how the rebuilding is going after the bomb blast.

They are still deciding if the 4 building with the works damage are to come down, but most likely they will. Historic replicas will have to go in the place of what was there.

This afternoon Metro Planning Commission will hear Hotel Management and Development Company's proposal for demo/replacement of the 4 structures significantly damaged by the Christmas bombing (170-172, 174, and 176 2nd Ave. North).

Engineering crews have since been carefully removing and saving century-old bricks, ironwork and other historic architectural materials to make the area safe for the public.  

The owners are now seeking "selective demolition" permits. They also are putting forward their redevelopment plans for community scrutiny. 

They hope to build new connections between First and Second avenues along the Cumberland River that match the area's characteristic alleyways lined by businesses, according to the plans. 

The four buildings are simply too compromised to be significantly saved, they said.

"We now want to move forward with a new vision for the site that will honor its history, creating something that seamlessly blends in with this iconic row of historic buildings and feels as though it has always been part of the fabric," the owners said, in a letter sent Monday to the Metro Historic Zoning Commission. "We successfully saved many historical bricks, cast iron columns, stone lintels, window hoods, building cornices and other materials. Our intention is to reuse as much of these historical materials as is feasible in the redevelopment."

The Planning Commission will hear the company's proposed plans at 4 p.m. Thursday. A series of public hearings will follow later this year.

The owners hope to build new buildings as tall as six stories on existing setbacks around the buildings, according to their initial proposal. 

Tim Walker, executive director of the Nashville Historical Commission, said he is "encouraged" by a tax-abatement request the owners made.

STG Design out of Austin will be the architect. Basic images will be released at the meeting later today.

This is cool!  The view from First Avenue.  This could really spark a renewal along Second Avenue. 

The proposal includes new buildings in the easements along the historical block that could be as tall as six stories, along with rooftop amenity decks. The owners also aim to reconstruct the original brick building facades using materials salvaged from the rubble. 

The plans would create a "pedestrian mall" in the middle of the four-building group by removing the former building at 172 Second Ave, much of which was leveled by the explosion.

Project architect David Johnston of STG Design debuted the proposal and new renderings at the Metro Planning Commission meeting Thursday.

If this happens and draws some of the Broadway excitement up Second Avenue, I hope this spurs some developer into a new hotel/mixed use at the parking lot at the corner of 2nd and Church.

This is a great plan, and could be the start of the revitalization of 1st Ave. I'm sure Historic Nashville will balk at anything beyond replicating the exact facade with their preservation easement intact.

Nice plan. Hope none of our tax dollars are used for this. I've been asking for a traffic light close to my neighborhood for almost two years and absolutely no response from my representative or Pubics Works. I guess I need to move downtown to reap so of the benefits of paying taxes.

This, along with the Printer & Bank proposal 2 blocks to the NW, are quite exciting and will hopefully spark even further tasteful/appropriate development of several vacant sites in that neighborhood.

Yay!  And again, I say Yay!  

Metro Historic Zoning Commission members unanimously approved initial design plans for redevelopment of the area hardest-hit by the Christmas Day bombing.

On Tuesday, the commissioners reviewed the first phase of a site plan to reconstruct four historic buildings badly shredded in the explosion.

They voted 4-0 in favor of the plan and praised its careful focus on historic reconstruction.

"I would encourage the most we can possibly salvage out of these buildings," Commissioner Kaitlyn Jones said. "It’s just so important for our city. I like this cohesive plan. Using this terrible thing to enact a few special things for Second Avenue is a good idea."

Excited to see the transformation that comes from this. The connection being made with that alley is really gonna tie 1st and 2nd ave together in a special and lovely way IMO.

Agreed. Otherwise what is the point of the little cut through to first avenue. There is. I thing over there to see or do. Might as well make that a store front.

Plans for rebuilding 2nd and 1st Ave. North after the Christmas bombing of 2020 are starting to be narrowed down. 
 

Though final plans have yet to be solidified, a few themes are clear: the riverfront block will prioritize pedestrian traffic and preserve as much of its historic character as possible.

"People do not want this to be like Broadway," Michelle Scopel, a project manager with architecture firm Gobbell Hays Partners, said at a community meeting Wednesday. "People want Second Avenue to be a neighborhood and have that feel, and be a space for local folks."

Proposals include:

• Eliminating on-street parking, narrowing travel lanes and expanding sidewalks;
• Creating loading zones allowing continued access for drop-offs and valet services, or multi-use flex lanes;
• Incorporating the ability to close Second Avenue to vehicle traffic on a temporary basis for events, including designing sidewalks and streets with no curbs or sloped curbs to be more pedestrian friendly;
• Preserving and expanding the tree canopy;
• Curving the street slightly to to create a plaza in the middle block of Second Avenue;
• Widening the Riverfront Park shared promenade.

Titanhog , if your out there . Looks like they are listening to your wonderful and awesome idea for 1st Avenue!!! I surely wish that it comes to fruition.  And I will be the first to nominate they change the name to Titanhog Way !!!

Why would the plans not include bike lanes?   The bike lane on 3rd has been a source of contention, we are replanning 2nd; why would we not incorporate the bike lane on second?  I like the “furnishings space”, but I would enjoy sitting at a table more even if it were slightly narrower and separated from  the car “travel lanes” with a dedicated bike lane.   I realize my frustration and/or ignorance is presenting itself.  How are we going to have viable travel options if we do not put pieces on the metaphorical board, even if small when we have the chance. . (End rant.)
 

I like the plaza concept.  Creative idea.  I imagine the curves would slow traffic a bit.

Civic Design Center has published "10 Months Later" summary on all of their community meetings and input from architects, etc. for updating 2nd Ave. and 1st Ave. North after the Christmas Day Bombing of 2020.  One of the ideas is to rename the two blocks "The Market Street District."
