United Community Bank Corporate HQ project.

Wyche clearly doesn't require AA office space, given where they are now. And their old building seemed to be kind of a mish-mash of parts.

But they do seem to like being the sole occupant of whatever building they occupy. And they seem to like being in that part of town. I've got no predictions, but it makes me wonder: any possibility they'd begin the transformation of the area between old Bowater and the Church St. Bridge with a new building of their own? Is any of that old Post office facility available or otherwise ready to be redeveloped?

I haven’t heard or seen anything about that site being available but I’m sure it is.

Maybe we will wind up getting three new states tallest: convention center/museum, Wyche, and UCB. :D Imagine the chaos on this forum if that happened. :shok: Only in my dreams. Lol.

That is why I made my prediction. That plus the fact that the prior owner of the current Wyche office also owns some of the land across from the old Bowater building.

That would be a letdown for that property, IMO. What would probably amount to surface parking and a small, single use building.

Their emphasis in the article about being a part of Greenville's growth and expansion could suggest anywhere downtown, but really makes me wonder if they would be a part of County Square's redevelopment or something on the west side of downtown. Maybe they're leasing the former Elliott Davis space short term until their new space is ready..?

You would never do that with property that valuable.  I would envision something similar to  Camperdown.  A large project overall  but with a small building on one corner that would be the initial build. Just like the Greenville News building was for Camperdown.

I think you may be right about the Elliott Davis being a short term home for Wyche while Wyche's new building gets built.  Remember, Wyche was suppose to go in the proposed building directly on the Reedy River that never got built (and the land was sold to the city).

I'd forgotten all about their proposed Reedy River building.

Forgot that UCB also has corporate office space at ONE: https://www.ucbi.com/locations/greenville-west-washington-st-corporate-office/ They’re located all over downtown.

Also, take notice that their earnings reports news releases come from Greenville: https://ir.ucbi.com/news-releases/news-release-details/united-community-banks-inc-reports-fourth-quarter-results-0

United Community Bank is a $14 billion southeast regional bank providing retail and corporate banking services. The bank was founded in Blairsville, Georgia in 1950 and now operates 164 banking offices in Georgia, South Carolina, North Carolina, Tennessee and Florida.

Cool. I'm still thrown off by the $30MM figure. It says the minimum is 24MM, so if they were only throwing out a figure to qualify they would have just said 24MM. It sounds like 30MM is probably the actual figure, but again, that seems awfully low for a building for at least 225 people. Who knows, maybe we'll get more specifics and a rendering soon.

Thanks. What are the current largest banks HQ'ed in SC?

Southern First is the largest bank headquartered in S.C. https://www.ibanknet.com/scripts/callreports/fiList.aspx?type=statebank&state=45&sort=assets

This is an interesting report of all financial institutions, including credit unions, headquartered in S.C. https://www.depositaccounts.com/banks/assets.aspx?instType=&stateType=hq&state=SC

G-News thanks to Butch Kirven is saying it will be their new corporate HQ making them the largest bank headquartered in S.C. once the move is complete. Greenville to be home to #1 UCB and #2 Southern First:

So any ideas what the current UCB (former Palmetto) building will be used for? How many sq ft in that building?

Who knows. They might just keep a full size bank for the company there. Find out Tuesday I guess. Not sure of the square footage. I do know however that they take up 30,000 square feet in the former Erwin Penland building where at least 85 people work and 20,000 square feet at ONE where at least 45 people work. These job numbers were from a few years ago so I’m sure they have a lot more people working in those buildings now due to the company’s growth.

IF they do relocate these jobs to the new building, there’s going to be a lot more than 225 people working there. Probably around double that number.

This is terrific, and thanks to city political and business leaders, and UCB decisionmakers.

It would be icing on the cake if these new developments were all done in a timeless architectural style, such as Georgian, Federalist, classical or neo-Renaissance.  I'm not sure how well the "mid-2000s box" style will hold up in a few decades, just as 1960s and 1970s architecture seems horribly dated (looking at you, Daniel Building).

When I graduated from college, it was SCN, Banker's Trust, C&S and Greenville's own Southern Bank. All now long-digested by Wells-Fargo, BoA, & Suntrust/Truist.

Then there were also the S&L's--Greenville had the state's two largest, First Federal and Fidelity/American Federal. First Federal went to BBT/Truist, but I can't remember what happened to Am Fed.

SCN was largest, though, but still had not cracked 1 billion in assets. NCNB was only  couple or 3 billion.  Pre-dereg., of course. How times (and prices!) have changed.

AmFed went to CCB then SunTrust.
