Park Place Nashville (2nd & Peabody), 36 story/433' and 32 story/375' residential towers; 18 story/234' hotel

2nd & Peabody will be a two tower complex (one at 38 stories/618 ft. with a hotel and office space; the other at 33 stories/456 ft. featuring additional hotel and residential) on the 2.2 acre full block at 507 2nd Ave. South and 203 Peabody St.  There will be street level retail in both structures, and at least 6 levels of underground parking beneath the whole block. At 618 feet, the first tower would become the tallest building in Nashville as well as Tennessee. 

Congress Group will be the developer, buying the land at a currently undisclosed price from Mark Bloom/Larry Patel, who had loosely planned a hotel on the site for years.

No word on how many units of hotel/residential in each unit, or sq. footage of office and retail space.  Nor is their word on hotel brands.

Lea Ave. will be realigned in order to maximize the traffic flow. 

Gresham Smith is the architect, and Hawkins Partners will handle engineering/land planning.

The team will go before the Metro Planning Commission on March 11 to seek a height modification to the downtown code zoning currently in place on the site. Three nondescript buildings on the site will need to be razed.

Anyone here know how likely this is?  The firm behind this seems experienced. But what about financing?

This is now the proposal for the new tallest, other than Paramount,  but I know of another one too. I cant say a word other than that. When I say another one I mean taller than this.

So who did this?  I like it a lot, but whoever did it also highlighted other proposed towers in Sobro. So I'd guess the developer didn't make this one.

Gresham Smith is the architect and put the Downtown Code Bonus Height request together. I loved that they included the massing for other proposed towers, really shows that this won’t stick out too much.

They got the Four Seasons done. I'm optimistic.

Looks like it. Gresham designed that one too, so it makes sense that they would add it in.

The height is 618’ when you subtract the highest elevation on the office tower from the ground elevation. Elsewhere in the document it shows 612’.

Looks taller than even 505 and ATT.  So with their inside knowledge, I wonder if that one will be even taller than previous renderings have shown.

Thanks! I can’t read the elevations on my phone. I hope it’s 618’. Would be a shame to stop short of a new tallest.

It should. If I’m reading google earth correctly, this lot, depending on where you measure, is 40-50’ higher than the ATT lot.

This is how you do proper development! Bury that ugly ass, wasted space parking (I know Broadwest did this, but it definitely seems foreign to developers), work the street network to align with one another (very thankful for the Lea street correction), plenty of open space and pedestrian firendly areas, retail that looks like it could support some small eateries and other busniesses that could help the neighborhood. 

Magnificent. Almost like those developers coming out of Boston know how to spend the big bucks

Again we need the big city developers coming to town and putting the small fry Nashville companies in the burbs where they should be.
