My guess is the hotel brand on this project will be The St. Regis.  Dean Stratouly with the Congress Group is saying he's planning a 5 star hotel in a new project.

I think this one is a beautiful proposal; I hope gets built as planned.  Looks like something you'd find in a Canadian city (I think because of the mini-park around it).  Any chance it's shot down at this stage?  What of the rumor the hotel would be the St. Regis?

I think those are very old diagrams. They don't include the 2nd and Lea (aka 500 2nd Avenue South)  development. The Tishman project has been "paused" since around 2020.

The Fairmont was the old proposal before the Tishman proposal. The Tishman Proposal is still on their website. Projects & Investments (tishmanspeyer.com)

I think it is probably on hold as ML Brumby says. The office portion is definitely on hold with the current market. They may go back and redefine the uses of the building / buildings.

The permit states an expiration date of June 7th 2023. Does that mean , construction needs to start by then ? If not do they need to reapply for another permit , and wait it out again?

The last I saw on the lawsuit stated that they could have a Trial Court. I am no lawyer, but the way we interpreted it was the court didn't rule one way or the other, but left it open for a jury trial if they wanted to go that route.

I just do not know though. This was the ruling that downtownresident found.

There are two more cases that were filed challenging the SP zoning in Nashville chancery court that are showing closed now. Not sure what the final order states there.

If they are closed that is bad news for the CL folks. The SP's were done within the current law and that was the hole point behind the original lawsuit as they wanted the entire Metro council to vote on it and that is what they got to their dismay.

I think that is why these projects are moving forward now because these folks have no legal leg to stand on. Challenging the SP was a no win for them. They wasted a bunch of money for nothing but a delay tactic.

This will probably go live today on the media, but both of the lawsuits the City Lights group brought against Centrum & The Congress Group were dismissed and they have to pay back court costs. They can appeal, however that will be costly.

Demo permits were issued yesterday for The Congress Group property buildings.

A Davidson County Chancery Court judge has ruled against plaintiffs related to their attempt to stop two high-profile developments planned for downtown’s Rutledge Hill.

Judge Russell Perkins ruled the specific plan rezoning approved by the Metro Planning Commission was appropriately granted. The ruling will allow the two projects — one by Boston-based The Congress Group and the other by Chicago-based Centrum Realty and Development — to move forward.

Plaintiffs Steven Snyder, Andrew Decker and Gregory Breetz contended the planning commission should not have granted the rezoning. The three own condominiums at Rutledge Hill mixed-used building City Lights and, as part of their arguments, said the future towers for the two projects will block their views, thus potentially diminishing their property values.

Perkins ruled the plaintiffs will be required to pay the defendants’ attorney fees. The ruling is subject to appeal.

Congress Group has secured 3 permits with cumulative value of $105,000 for demo of  the non-historical structures on 2.08 acre site. Environmental Abatement will be in charge of the razing.
