The ground level plan is what impressed me the most this morning, particularly the render of the staircase, and the planned park at 3rd/Lea.

But honestly, is it 612' or 618' ? Either way, it will appear to be the tallest because of the elevation on that lot. But will it actually be the tallest?

Hopefully this comes to fruition and spurs more development across KVB, so the SoBro and "Pie Town"  areas will start to fill in.

Tallest or not, and I really do hope it is, I absolutely love this and totally agree with Bos2Nash about the design. It should really help push sobro to the next level.

From my understanding, they specifically made it 618' to be one foot taller than the spires at the AT&T Building, thus making it the tallest in the state (for now).

This is very exciting and couldn’t agree more with Bos2Nash on every point made! I do like that they made it 1’ taller just to have it be the tallest

Also like that they chose to place this tall of a building out of the main cluster of 500’-600’ + buildings already built. Really starting to see the height of the skyline shift in all directions and I’m stoked for it!

Agreed.  Agreed.  Agreed!!!  This is super exciting.  Two towers over 400' and one is over 600"?!?!?!?!!!  I'm about to pass out.  Too cool.  Man, this one has to come through.  Height AND design AND exquisite development.

Exactly.  Everyone has their preferences and ideas of a substantial skyline.   You hit one of mine.  Go Nashville, break free of the cluster and grow, grow, grow!

Wow what a project!  This is how it's done!  Looking at the surrounding lots is semi-hilarious... no doubt they will fill out with highrises of their own in due time, but as of right now, this will be a bit in no-man's land!

While I agree that I would hate to see many older homes demolished, Rutledge Hill has a surprisingly low volume of either historic or worthy of conservation properties (see legend in lower left corner). Anything in purple is safe in my mind. Blue properties hopefully get moved to purple, but even the green parcels could be up for grabs (The Muse at the intersection of Lindsley and Hermitage is a perfect example). Howard School is really the only "Worthy of Conservation" property that I would say is safe for the forseeable future. Other than that though, the gray parcels are completely at the whims of their owners. 

This tower project actually falls into the Lafayette Subdivision in the eyes of the Downtown Code which has even less properties that are even remotely protected. As you can see below, only 3 properties are fully protected with an additionall 4 eleigible for full protection (one of which is being preserved by not being included in the Broadstone SoBro project).

When we compare parcel protection of the Lafayette/Rutledge Hill area compared to Germentown/Salemtown we can see a TON more "worthy of conservation", fully protected parcels and fully protected districts (blue diagonal hatched area).

We are seeing high rises moving into Midtown, but they will logically stop at Vandy/Centiennial. The skyline realistically cannot move north due to Germantown/Salemtown so the logical next area will be Lafayette/Rutledge Hill. I understand that some can make the arguement of the East Bank, Rivier North or even the pipe dreams of W. Trinity Lane, but those sites really dont have the freedom or infrastructure for a developer to come in and just develop, Not to mention I view the river as a boundry for downtown and see the developments across the river like a Cambridge is to Boston. It will build up tall against its neighbor, but once you get past a realistic boundry (ie Interstate, W Trinity Lane) it is not going to go tall.

Granted all of this is totally my opinon based on only being here for 3 years, so take it for what it is worth haha.

There's a certain sort of sameness among the buildings in those photos.  The curves of these towers will break that up a lot! And the street level  presence will look amazing.

Thats the only saving grace about having a hilly downtown when you have a very tall building that may go on an elevated site. It will make it look that much taller, but it still does not make up for the beast of a building that we still need in our downtown that needs to be over 750'.
